## About The Property

Achnasmeorach House enjoys an exceptional loch side position with spectacular views over Loch Awe, its own private jetty, shoreline, boathouse, slipway, hot tub and Games Cabin. All this and only a short walk from one of Scotland's best gastro pub/restaurants, the Kilchrenan Inn, and only a half hour drive from Oban, the seafood capital of Scotland.

Surrounded by the dramatic scenery of Argyll, with Ben Cruachan as the backdrop and enjoying stunning views across Loch Awe, this delightful Victorian holiday house is our family holiday home and is furnished to an extremely high standard and has the space and facilities to cater for all age groups. It has everything that is required to create a relaxing and memorable gathering or vacation in Scotland, for families and groups of friends alike.

The elegant, richly decorated Drawing Room has sumptuous seating and a wood burning stove. Double doors open into a delightful and comfortably furnished Garden Room with truly stunning loch views.

The large superbly equipped open-plan kitchen/dining room provides the ideal space for gatherings. With an open fire at one end and an AGA stove at the other, this inviting room is warm and welcoming in all seasons.

The original sweeping staircase lends a traditional Scottish country house feel and all bedrooms benefit from spectacular views over Loch Awe or towards the hills and Ben Cruachan, one of Scotland's famous Munro mountains.

Discover the highlight of the house when you walk a few steps to the loch shoreline. Day long barbecues and picnics can be enjoyed on the decking around the boathouse. Children will be thrilled at the opportunity to play games on the large lawn area and jump off the pier. Use the canoes and SUP boards, or take advantage of the private fishing rights on the loch. Guests can bring their own boats. Games cabin.

For those wishing to play games or watch TV there is a second family sitting room with SKY Sports.

There are some lovely walks direct from the house or along the lochside road or to the surrounding hills including a path and a view point a the rear of the house.

And after all this activity, relax in the hot tub with a glass of bubbly.

## Facilities

- **Dog Friendly:** No pets allowed in the house or in the gardens. Members of the owners family have severe pet allergies which can result in hospitalisation.
- **Accessibility:** Given the age and nature of the house we do not have any ground floor bedrooms.
- **Hot Tub:** 7 seater top of the range Hotspring Grandee Hot Tub with fabulous views to the hills and to the loch.
- **WiFi:** Full WiFi throughout. Sonos music system in various rooms inc iPod Touch controllers. Sky Sports packages. Two large LED Smart TVs.
- **Kitchen:** View to Loch Awe. AGA, Fisher & Paykel Dishwasher, Miele combi oven/microwave. Fully equipped inc: bread maker, food processor and Nespresso machine.
- **Dining Room:** Dining table with open fire and views to Loch Awe, luxury seating for 12 plus bar seating for 4.
- **Sitting Room:** The richly decorated Drawing Room has sumptuous seating and a wood burning stove with doors opening onto a delightful and comfortable Garden Room.
- **TV and Music Facilities:** The TV Room has a very comfy L-shaped sofa over looking the loch, with large LED TV, Sky Sports, DVD player and DVD library plus Sonos.
- **Games Room:** Separate Games Cabin with darts, elec dart counter, table football, pool table, CD juke box with over 100 CDs plus retro games console.
- **Heating and Open Fires:** Full oil fired central heating. Wood burning stove in the drawing room and open fire in the kitchen/dining room. All firewood included.
- **Bedrooms:** Master Loch suite; King, separate dressing room, en suite.
1 loch facing King, 2 Twin/Superkings, Cabin bedroom - twin bunk suitable for adults.
- **Linen:** All hotel quality white linen, bath and hand towels included plus all soap, body wash and shampoo. We also provide beach towels for the hot tub.
- **Bathrooms:** Master en suite - large shower plus double sink.
Main bathroom - roll top cast iron bath, separate shower.
Ground floor - shower.
Ground floor wc.
- **Children's Facilities:** DVDs and family games. Play fort in garden. Football nets and footballs, golf net and golf clubs. Some basic fishing equipment, boules, croquet set.
- **Outdoor:** 2 acre garden, children's play fort, 2 BBQs, seating & fire pits, jetty, decking, boat shed, canoes/kayaks/SUP boards plus lifejackets for all ages.
- **Swimming Pool:** No swimming pool. HotSpring Grandee hot tub seats 7.
- **Parking:** Ample parking on driveway to the side of the house.
- **Smoking:** Smoking not permitted in the house but is allowed in the garden area. Stubs must be disposed of.

- 3 nights minimum let. Week long prime holidays periods, usually from a Saturday to Saturday but please ask if you have particular requirements. We look for 30% deposit at the time of booking with the balance plus a £350 Breakages Deposit payable 3 months prior. No pets allowed.
