As the largest property on the estate, The Capercaillie is a stunning, light-filled retreat designed for comfort, relaxation and connection. This exceptional house features five spacious double bedrooms, three with private dressing rooms, and an impressive sky-view gallery landing that enhances the sense of space and tranquillity throughout.

Patio doors open onto raised decking from all three principal downstairs rooms, allowing guests to fully immerse themselves in the peaceful surroundings. Outside, enjoy the luxury 10-seater hot tub, Nordic sauna and unique Hobbit-style barbecue hut before gathering at the enchanting Fairy Circle to watch the sun set over the countryside.

## Facilities

- **Dog Friendly:** Well behaved dogs by arrangement and charged at £45 each. Please see our Dog Charter.
- **Accessibility:** Assisted disabled access, wet room bathroom with downstairs bedroom. Any additional equipment can be selected when booking.
- **Hot Tub:** Luxury 10 seater hot tub at Capercaillie, each property has a private hot tub too. Also a Nordic sauna available in Wild Wellness Area.
- **WiFi:** There is excellent WiFi throughout and very good mobile reception.
- **Kitchen:** The kitchens are fully fitted. American style fridge/freezer for ice, crushed ice and chilled water. Electric Aga Rangemaster in Capercaillie.
- **Dining Room:** Dining for 10 in Capercaillie at a beautiful oak table with matching chairs, dresser with glasses and crockery, patio doors to the side.
- **Sitting Room:** Large sitting room with seating for 10 in Capercaillie. Patio door to raised decking with outside seating. TV, music system.
- **TV and Music Facilities:** Smart TV in living rooms and some of the bedrooms. Music systems in living rooms.
- **Games Room:** Lots of boards games, books, DVDs, and at Capercaillie patio doors open onto the front gated decking with large hot tub and outside seating.
- **Heating and Open Fires:** Oil fired underfloor heating controlled by thermostats in each room in Capercaillie. Heated towel rails in all bathrooms.
- **Bedrooms:** 5 Superking bedrooms, 3 with dressing areas, 2 can be made into twin rooms. 3 en suite bathrooms, one family bathrooms and a cloakroom.
- **Linen:** Egyptian cotton bed linen and hypoallergenic duvets, pillows and luxurious toppers. Towels plus robes, slippers, leisure towels for hot tub.
- **Bathrooms:** En suite and family bathrooms, cloakroom. Downstairs bathroom in Capercaillie has a wet room. Mix of baths and showers.
- **Children's Facilities:** Cots and high chairs provided. The stairs in Capercaillie have a gate at the top.
- **Outdoor:** Gated gardens, large hot tub, outdoor BBQ hut, charcoal provided, large round LLoyd Loom style table and chairs and further outside seating.
