Guests can be at peace with a book by the drawing room fire or as snug as a bug in one of the many rooms. However, in the twinkle of an eye, this house is the place in which to party. Inside or out, upstairs or downstairs, kitchen hall or drawing room, it’s time for a celebration, for weekends, something special or just any old excuse to have a memorable occasion. At only 1.5 hours from London on the Sussex/Hampshire borders and comfortably sleeping up to 14, this contemporary house has size and position. We know you are not going to want to leave the luxury of The Art House and if you feel you want to have everything taken care of, catering can be prearranged. Penny can arrange your special dinner party from the list of menus, or if you have a fixed menu idea in your head, we can cater to those wishes too. With 20 years catering experience Penny can work with your party numbers and come up with the perfect list of options for your celebration meal, leaving you free to enjoy the wine, concentrate on your party and your friends or family. There are 7 large bedrooms, all of them with an en suite bathroom, 2 of the bedrooms providing easy access for wheelchairs. As an aside the top floor does offer, if needed, seclusion and privacy for a younger generation, with separate coffee and tea making facilities. The kitchen has an easy layout with south facing doors and allows the cook to cook whilst entertaining, or guests to entertain the cook whilst a sumptuous meal is prepared. The drawing room is huge whilst being very comfortable. At the rear of the room is a large and versatile dining table. Immediately outside the house on two sides is a large decked area great for sunbathing, partying or both. ## Facilities - **Dog Friendly:** We happily accommodate pets at an extra cost. - **Accessibility:** Two of the bedrooms provide easy access for wheelchair users. - **WiFi:** Good mobile reception. - **Kitchen:** State of the art kitchen with granite worktops. Appliances include a larder fridge freezer, drinks fridge, freezer, 6 ring gas hob, oven, dishwasher. - **Dining Room:** There is a dining area at one end of the living room with a long oak refectory table which will seat 14 people and is perfect for entertaining. - **Sitting Room:** A huge drawing room with floor to ceiling windows that allow light to flood in. Polished oak floors, a large fireplace and deep sofas. - **TV and Music Facilities:** There are TV facilities in various rooms. - **Heating and Open Fires:** There is a large fireplace in the lounge. - **Bedrooms:** There are 7 bedrooms all with en suite bathroom, 2 of the bedrooms providing easy access for wheelchairs. - **Linen:** Linen and towels are provided. - **Bathrooms:** All bedrooms are en-suite. - **Children's Facilities:** The top floor does offer if needed, seclusion and privacy for a younger generation, with separate coffee and tea making facilities. - **Outdoor:** Immediately outside the house on two sides is a large decked area great for sunbathing, partying or both with a large gas barbecue. 4 acres in total. - **Parking:** There is ample parking for about 14 cars. - **Smoking:** Smoking is not permitted indoors. ## Rental Rates ### Headline rates - From **£1800** for a 3-night weekend - From **£1800** for a 2-night weekend ## Booking Information - Cautionary deposit of £350. - - 30% deposit, balance 8 weeks before arrival.
