The house provides multiple living areas designed for groups to spend time together while still enjoying quieter moments. A fully equipped kitchen supports self catering stays or private chef dining, while the dining room seats up to 24 guests with additional tables available if required. The main lounge offers comfortable seating and a TV, complemented by a separate snug. A games room includes a pool table, board games and a Bluetooth speaker. Outside, guests enjoy exclusive use of landscaped gardens and leisure facilities including an outdoor swimming pool (available April to October), year round heated hot tub and tennis court. Large lawns provide space for outdoor dining, games and group activities. The layout works particularly well for multi generational groups and celebration weekends, combining countryside privacy with practical group friendly spaces. The property is well positioned for group stays, with Stowmarket just 20 minutes away offering shops, cafés and a twice weekly street market. Framlingham Castle, a historic 12th century fortress, is nearby for local exploring, while Aldeburgh beach can be reached in around 30 minutes for coastal walks and seaside days out. ## Facilities - **Dog Friendly:** Up to 2 well behaved dogs, to be kept to the ground floor of the property and prohibited from sleeping or sitting on the furniture. - **Accessibility:** No specific facilities although there is a ground floor bedroom and bathroom. - **WiFi:** WiFi is available at the property. Also mobile reception. - **Kitchen:** Within the fully equipped kitchen, you will find an Aga, oven, hob, microwave, American style fridge freezer and 2 dishwashers. - **Dining Room:** The dining room can seat up to 24 guests, and we can provide additional tables should you need more seating. - **Sitting Room:** The lounge has comfortable seating and there's a snug for those guests who would like to enjoy some peace and quiet. Open fires are in both of these. - **TV and Music Facilities:** The lounge has a large screen television and a Bluetooth speaker is available in the conservatory. - **Games Room:** Full sized pool table in the conservatory, along with board games. - **Heating and Open Fires:** Central heating.
