## About The Property

Avon Tyrrell is a 65-acre site based in the stunning New Forest National Park, and has something for all; from outdoor learning residentials for schools and youth organisations to short breaks away for family and friends in our lodges. With an extensive range of outdoor adventure and field studies activities linked to the National Curriculum, personal and professional development programmes, Avon Tyrrell is the ideal location for group retreats with various accommodation options and pricing for all budgets.

Manor House: Suitable for Educational Groups and Schools

Our Grade 1 listed house is the focal point of the estate, sleeping from 20 to 109 in dormitory-style bedrooms, and is available for educational groups.

Rooms sleep between 2-10 people and are split across 3 floors so we can isolate areas using keypads to safely accommodate various groups at a time. You will have access to plenty of space to chill out or to run some of your own activities. A TV/DVD player is available, and a pool table and bar can be booked in advance for larger educational groups.

The fully accessible house has access ramps, lifts to all floors, accessible toilets and wet rooms fitted with handrails, wide access doors and emergency cords, we can provide additional equipment e.g. shower beds and hoists.

For those staying in the main house, we provide full catering offering choice at every meal, and we can cater for all dietary requirements. The main house is available for educational groups and some organised groups, for more information on this please contact our Customer Experience Team for more information.

Lodges: Suitable for everyone – no stag/hen parties

We have 7 fully equipped lodges nestled in the forest sleeping up to 64 people that are the perfect accommodation option for families, friends, organised groups and schools looking for a little more independence. Lodges have TV/DVD player, and WIFI access with plenty of space for dining. Central heating is provided along with bedding.

If you are looking to make the most of your visit, book your group on to various outdoor activities including; archery, climbing, water sports, high ropes, bushcraft, zip wire and more.

## Facilities

- **Dog Friendly:** We do not allow pets in the house or lodges although we can accommodate guide dogs. Campers can bring dogs but must stay on a dog friendly pitch.
- **Accessibility:** Avon Tyrrell is a fully accessible centre and takes pride in its disabled facilities, being able to provide appropriate accommodation for all guests.
- **WiFi:** Mobile phone signal is good across the site and we have public Wi-Fi available in the House, the lodges and various areas around the site.
- **Kitchen:** Full board includes; cooked breakfast, hot lunch with salad and a hot meal in the evening everyday. Other catering options are available.
- **Dining Room:** This seats up to 110 guests at a time.
- **Sitting Room:** There is a large drawing room on the ground floor and a smaller leaders lounge situated next to it. The middle floor also has a small lounge area.
- **TV and Music Facilities:** We have a large plasma TV with DVD player and most facilities are available on request.
- **Games Room:** For House guests there is a pool table and football table. Outside there is a large chess, draughts and chequers board for everyone to enjoy.
- **Heating and Open Fires:** The house is heated and log fires are available in the Drawing Room and lounge. You can hire out the campfire area for large groups in the evenining.
- **Bedrooms:** The house has varying-sized bedrooms allowing a male and female divide if required. The lodges have a mix of twin and bunk beds.
- **Linen:** Bedding is provided in the main house and lodges. Guests should provide their own towels.
- **Bathrooms:** There are showers, toilets and disabled facilities on every floor of the house and bathrooms and wet rooms for accessibility in the Lodges.
- **Children's Facilities:** We cater for all children and young people with various outdoor activities and programmes available to support their development or just for fun.
- **Outdoor:** Toilet and shower blocks are located around the site with accessible facilities, BBQ's available, outdoor dining areas, play area, bike hire and shop.
- **Parking:** Parking is available at various location around the site depending if you are staying in the main house, camping or have booked one of the lodges.
- **Smoking:** Smoking is prohibited in the House and Lodges, however there is an allocated smoking area outside the House.
