Holiday Rental for Groups of Families and Friends. Balgedie House, Easter Balgedie, Kinross-shire, sleeps 6 - 12 in 6 bedrooms.

Balgedie House sleeps 12 (and 4 extras possible, plus cots).

For larger groups there is an additional Lodge which sleeps a further 5 - the 2 properties an be rented together or separately.

Balgedie House has 3 double bedrooms (all with luxurious superking beds) and 3 twins, with quality linens provided throughout. There are 4 bathrooms and a downstairs loo. The Master en suite has a freestanding roll top bath, large walk in shower and double vanity unit. The other main bedroom en suite has a bath with overhead shower. There is also a large shower room and a generous family bathroom with a bath and walk in shower.

The kitchen is perfect for entertaining and catering for a full house. A large quartz topped island has 3 stools and there is a large pine dining table, custom made for the house. This comfortably seats 12 (but can seat up to 20) a is adjacent to a log burning stove and large sash windows with superb Loch views.

The sitting room is a beautiful tranquil space with lovely furniture and large log burning stove. Two sash windows overlook the garden, out towards the Loch. There's a private study with a Victorian desk plus a TV/play room with a 50" wall mounted screen, DVD player, Wii and plenty of board games and toys. Free WiFi throughout.

The boot room has ample space for all outdoor gear, coats, golf clubs, pushchairs, dog baskets! There is also a separate laundry with a washing machine, tumble drier, ironing board and pulley.

The large well maintained garden is fully enclosed with lovely lawns, pretty beds, trees to climb and superb views. There's also ample parking for around 5 cars.

The Lodge is a pretty single storey cottage, originally the Gate Lodge to the main House. It has 3 bedrooms (1 double, 1 twin, 1 single), a family bathroom, a well equipped kitchen, lovely sitting room with an open fire, a great sunroom, private garden and stunning loch views! There's parking for 2 cars.

There is loads to do nearby - golf, cycling, walking, gliding, fishing - plus day trips to castles, beaches and many of Scotland's favourite cities. There's lots for arts and culture lovers too with Festivals and concerts throughout the year.

Dog Friendly

Pets welcome by prior arrangement and are allowed inside with some restrictions. There is a warm and spacious bootroom, great for dog baskets.

Very well equipped with 5 ring gas hob, double wallmounted oven, 2 dishwashers, Nespresso, slow cooker, microwave, nutribullet plus many more mod cons

Dining Room

Large dining table in the kitchen, seating 12 but can accommodate 18 with an extension. High chairs available on request.

Sitting Room

There are two sitting rooms - one is more formal with beautiful furniture, pictures and views. The other is more casual with a TV, DVD and games.

TV and Music Facilities

A 50" wall mounted flat screen, DVD and Wii in the TV room, a CD player in the sitting room.

Games Room

There is no games room although there are lots of board games in the TV room, outside games and a trampoline in the garage!

Heating and Open Fires

House: central heating plus two log burning stoves, one in the kitchen and one in the formal sitting room.

Bedrooms

House: 6 bedrooms - 3 doubles (2 en suites) and 3 twins (1 zip n'link bed) Lodge: 3 bedrooms - 1 double and I twin (both zip n'link beds), 1 single.

Linen

All bed and bath linens are provided.

Bathrooms

House: 4 - 2 ensuites with bath and shower, 1 shower room,1 family bathroom, and a downstairs loo. Lodge: 1 family bathroom.

Children's Facilities

Cots and high chairs are available at a small extra cost. There's also a selection of toys and games. Babysitting and childminding can be requested.

Outdoor

There's a wonderful 2 acre garden with great views of Loch Leven and Lomond Hills, a BBQ, outdoor seating, rope swings and in ground trampoline.

Parking

The house has its own private drive way and there is ample parking for around 5 cars. Extra cars can be accommodated if required.

Smoking

This is a strictly no smoking property.

Short stays (min of 3 days) are available throughout the year except in the summer season and Xmas/New Year break.
