## About The Property

Balgedie House is a stunning property, set in a beautiful garden and boasting exceptional views over Loch Leven to the front and the Lomond Hills to the back; it is loved by large groups or friends and families and many return year on year to enjoy all it has to offer.

Built in the 1850's but recently extensively refurbished to a very high standard, it mixes historic character and charm with luxurious modern living, and offers guests a wonderful place to stay.

The House sleeps 12 comfortably, in 6 bedrooms (3 doubles and 3 twins - although it can be arranged as 4 doubles and 2 twins if preferred) and there is the option for 4 extra guests on request too.

For groups larger than 16 there is the option to rent Balgedie Lodge, which sleeps 5 in 3 bedrooms. This charming cottage is located at the bottom of the drive and is also accessible for wheelchair users and those with mobility concerns.

Both properties are also pet friendly so your pets, if you have any, would be very welcome to stay too!

Located between Edinburgh and Perth, Balgedie is also in a wonderful base for those wishing to explore Scotland. Within less than an hours drive, guests can reach the Fife Coast, key towns such as St Andrews, Perth, Edinburgh and Stirling, play on many of Scotland's championship courses as well as stunning local ones too, visit castles, go fishing and shooting, and walk and bike round the Loch and up into the Loch Lomond Hills. There is a huge amount on offer to keep all ages happy and busy and the owner is also very happy to help guests make the most of their time there.

And although the property is self catering, we can also arrange for catering, housekeeping and babysitting if needed.

So if you are looking for a getaway with boutique hotel style but without the boutique hotel prices, please do get in touch and hopefully we can help!

## Facilities

- **Dog Friendly:** Pets are most welcome! There is a fee of £30 per pet and there are some pet rules we respectfully ask all owners to follow.
- **Accessibility:** Whilst Balgedie House is not fully accessible, Balgedie Lodge, which can be rented alongside the House, is.
- **Hot Tub:** We can offer a hot tub however this is an extra cost and must be specified when booking.
- **WiFi:** There is free WiFi throughout.
- **Kitchen:** Very well equipped for big groups: 5 ring gas hob, double wall mounted oven, 2 dishwashers, Nespresso, microwave, nutribullet plus many more mod cons.
- **Dining Room:** Large dining table in the kitchen, seating 12 but can accommodate 18 with an extension. High chairs available on request.
- **Sitting Room:** 2 sitting rooms - 1 is more formal with beautiful furniture, pictures and views, the other is more casual with a large smart TV and games.
- **TV and Music Facilities:** 50" wall mounted smart TV screen and Sonos speakers players throughout, plus a guitar and an old piano in the outside games room for guests to enjoy.
- **Games Room:** Board games inside, plus an outside games room with table tennis, table footy, and crocket, a trampoline and zip run in the garden too.
- **Heating and Open Fires:** There's central heating plus two log burning stoves, one in the kitchen and one in the formal sitting room.
- **Bedrooms:** House: 6 bedrooms - 3 doubles (2 en suites) and 3 twins (1 zip n'link bed).
Lodge: 3 bedrooms - 1 double and I twin (both zip n'link beds), 1 single.
- **Linen:** Luxury bed and bath linens from Soak and Sleep are provided and the beds are from Hypnos, so you can be assured of a good nights sleep!
- **Bathrooms:** House: 4 - 2 ensuites with bath & shower, 1 shower room,1 family bathroom + a downstairs loo. Lodge: 1 ensuite (fully accessible) & a family bathroom.
- **Children's Facilities:** Cots and high chairs are available at a small extra cost. There's also a selection of toys and games. Babysitting and childminding can be requested.
- **Outdoor:** There's a wonderful 2 acre garden with great views of Loch Leven and Lomond Hills, a BBQ, outdoor seating, rope swings & in-ground trampoline.
- **Parking:** The house has its own private drive way and there is ample parking for around 5 cars. Extra cars can be accommodated if required.
- **Smoking:** This is a strictly no smoking property.
