## About The Property

The rooms in Bannerrigg are all large and each contain numerous single beds, which can be pushed together, (this is not offered as a service) making Bannerrigg the perfect house for large groups.

The large farmhouse style kitchen features a a 3 oven AGA (which makes the kitchen lovely and warm - a joy to come down to in the morning) and a traditional range cooker, granite work-surfaces, microwave, American fridge freezer pus a second large fridge and an eight seat farmhouse style dining table - great for those full-cooked Lake District breakfasts.

The lounge has sumptuous leather Chesterfield sofas which comfortably seat 16 people around an imposing open fire. The room also has a large flat screen TV and DVD player.

The dining room is flooded with natural light from its 2 large stone mullioned windows. It has a huge oak table that seats up to 20 and a Bose Companion 3 speaker set to plug your laptop, tablet or phone into.

Bannerrigg now features a fabulous 18 seat cinema in the cellar. Fitted with cinema seats, a 75 inch Smart TV and soundbar. Simply login to your Netflix or Amazon Prime account and go to the movies in the comfort of your holiday home.

Bedroom 1 has an en suite shower and toilet. It is furnished with 3 single divan beds, sofa and TV. Bedroom 2 has 4 single divan beds, the room is en suite and has a TV. Bedroom 3 has 3 single divan beds and a TV. There is a large bathroom on this floor with sink and toilet. On the second floor there is a shower room with sink and toilet. Bedroom 4 has 4 divan beds and a TV. Bedroom 5 has 2 divan beds.

Outside there is a sun-trap patio and an 8 seat hot tub in its own building.

- **Kitchen:** Bannerrigg has a luxurious farmhouse style kitchen with Aga plus range cooker, granite work-surfaces, fridge freezer, 2nd fridge and 8 seat table.
- **Dining Room:** The dining room in Bannerrigg can seat up to 20 people, which is ideal if you take one of our other properties or simply have a few friends over.
- **Sitting Room:** The large lounge has leather Chesterfield sofas seating 16 people, around a beautiful open fire, there is also a TV and DVD player.
- **TV and Music Facilities:** 18 seat cinema in cellar. Smart TV in lounge. Bose Companion 3 speaker set to plug your phone, laptop or tablet into. TV in all bedrooms and kitchen.
- **Heating and Open Fires:** Open fires in lounge and dining room. Separate gas fired central heating systems upstairs and downstairs. 3 oven AGA in kitchen.
- **Bedrooms:** 5 bedrooms all equipped with single divan beds. These can be pushed together but we do not offer this as a service.
- **Linen:** Crisp white cotton bedding and fluffy towels supplied.
- **Bathrooms:** 2 en suite shower rooms, 1 family bathroom with shower over bath and 1 family shower room. There is also a downstairs toilet.
- **Children's Facilities:** Walled garden to rear of property, communal lawned area to front.
- **Outdoor:** 8 seat hot tub in its own stone built building, large raised sun trap patio with teak table and seats for 16, plus a barbecue.
- **Parking:** Private off road parking for up to 6 cars (requires some cars to be "parked in").
- **Smoking:** No smoking.
