Six stone luxury cottages with fantastic fully equipped Mark Wilkinson kitchens, two with AGAs. Fireplaces and wood burning stoves. All with private garden areas and outdoor seating.

Private location down a quiet country lane, up a private drive and bordered by woodland.

Partridge:

Cosy open plan cottage. Wood burning stove. Rear enclosed garden. One double and two twin bedrooms. Family bathroom and separate shower room.

Mole End:

Detached, accessible cottage. Open living/dining/kitchen area with vaulted ceiling. Two ground floor bedrooms, one double bedroom with additional single profiling bed, the other a family room with a double and single bed, large en suites with wet room type shower areas, twin bedroom on the first floor. Separate cloakroom.

Piggeries:

An amazing detached 4 bedroom, all en suite, light filled spacious cottage. Huge kitchen, dining hall, lounge, conservatory.

Old Stables:

A big spacious cottage, the original stables, with huge living/kitchen/dining room opening to conservatory. Six bedrooms, two doubles on ground floor. Family bathroom, two shower rooms, one bathroom. Massive private garden and separate enclosed garden with fire pit, hot tub and bbq.

Woodpecker:

Superb large, accessible,  detached stone cottage with orangery and a magnificent fireplace. Six en suite bedrooms (one with profiling bed), 7th room is a single. Very spacious open living/kitchen. Pizza oven, hot tub, BBQ.

Oakhouse:

Outstanding, deluxe spacious converted barn with five ensuite bedrooms and superb oak sun room with views across to the coast. Woodburning stoves, hot tub and pizza .

## Facilities

- **Dog Friendly:** Only by prior arrangement in specific cottages. Subject to sensible conditions.
- **Accessibility:** Mole End and Woodpecker cottages are accessible and have ground floor bedrooms with en suite wet rooms and profiling bed.
- **Hot Tub:** Four of our properties have wood fired hot tubs.
- **WiFi:** Free Wireless Broadband available in all cottages, accessed by password. Good mobile phone reception.
- **Kitchen:** Fully kitted kitchens and American fridges. Freezers, dishwashers, air fryers and slow cookers.
- **Dining Room:** Seating from 6 to 22 persons and additional seating if required.
- **Sitting Room:** All cottages have spacious light contemporary open plan living areas. Quality Natuzzi and Tetrad sofas. With stone fireplaces and wood burning stoves.
- **TV and Music Facilities:** Smart TV, books and games.
- **Games Room:** Lots of books and boxes of games in each cottage. Large field suitable for ball games. Tennis court and football nets and play area.
- **Heating and Open Fires:** All properties (excluding Mole End) have wood burning stoves and central heating. Mole End, the Piggeries and Woodpecker also have underfloor heating.
- **Bedrooms:** King size doubles, twins, singles, profiling singles, and family rooms, many en suite.
- **Linen:** Quality white bed linen and towels provided.
- **Bathrooms:** Powerful showers/bath and wet rooms.
- **Children's Facilities:** Travel cots, high chairs, provided free of charge. Outdoor play area. Football nets, swings.
- **Outdoor:** Tennis court, play area, 14 acres of fields, grassed area for ball games. Pet guinea pigs, horses, chickens and cats all on site.
- **Swimming Pool:** Private health club with swimming pool, gym and spa facilities in Garstang 2 miles away. Concessionary rates for guests.
- **Parking:** Ample parking next to cottages. All have EV chargers, excluding Oakhouse.
