Bay View is an impressive four storey Victorian town house, which has recently attained a 'Visit Wales' quality grading of five stars.

Bay View is located in an enviable position on the seafront of the picturesque coastal town of Criccieth, North Wales. Fantastic, uninterrupted sea & mountain views (plus the wonderful sound of the sea) can be enjoyed at all times of the day in this peaceful and picturesque corner of North Wales.

Bay View has been equipped to a very high standard and provides an excellent quality of accommodation for a maximum of eighteen people (plus two cots) in a total of seven en-suite bedrooms.

There are 3 twin rooms, 2 kingsize rooms and 2 family suites. Each family suite comprises 2 interconnecting rooms, one with a king size bed and the other a set of bunk beds. The 2 family suites benefit from superb sea views. All bedrooms have en-suite facilities.

Bay View has a fantastic, sociable kitchen/diner with seating for 18, plus all the mod cons that one would expect in a brand new kitchen. Sea views can be enjoyed from the kitchen/diner.

The sea views can also be enjoyed from the bay window of the huge first floor formal lounge. Comfortable seating for 18 is provided plus a woodburner and 51" flat screen TV.

A further sitting room is located on the ground floor. This room has a games console, flat screen TV, snooker table & board games etc.

There is also a ground floor WC, utility room and an undercover storage area (ideal for bikes).

The beautiful sea views can be enjoyed from a patio area to the front of the house. A back garden is available for barbecues.

The house benefits from superb sea views with the Cambrian coast, Harlech and a section of the Snowdonian mountain range also being within view. Access to the beach is directly opposite the house.

Criccieth is a small, unspoilt Victorian town, located on the Llyn Peninsular, 5 miles from the Snowdonia National Park. The castle and all of Criccieth’s many local amenities are all within a stroll from the house.

Please note Bay View cannot to be used for parties. The house is a terraced property in a peaceful village setting with neighbours either side.

- **TV and Music Facilities:** Internet Wi-Fi throughout. TV and DVD players in both sitting rooms. Games console in rear sitting room. Mobile iPod docking station in the kitchen.
- **Games Room:** The informal lounge has a flat screen TV, games console, books, snooker table, DVDs, board games, jigsaws and toys.
- **Heating and Open Fires:** New gas central heating throughout. Guest controllable. Woodburner in the formal, large lounge.
- **Bedrooms:** 7 en suite bedrooms in total. 2 king, 3 twins & 2 family suites comprising 2 interconnecting rooms providing a king room and an adjoining bunk room.
- **Linen:** Linen, bath towels, hand towels, bathmats and tea towels are provided.
- **Bathrooms:** All bedrooms are en suite - 3 with baths/showers and 4 with showers. Also ground floor WC.
- **Children's Facilities:** Travel cots, high chairs and stair gates are available. Games console, snooker table, board games, toys, books & DVDs provided in the informal lounge.
- **Outdoor:** Benches and picnic benches on the front patio to enjoy sea views. Back garden with undercover area to store bikes, hang washing.
- **Swimming Pool:** Nearest pool in Porthmadog 5 miles away. Haven Park fun pools at Pwllheli (8 miles) accessible with day passes during the season.
- **Parking:** On-street parking directly outside house. There are no parking restrictions. It is a quiet and safe road. A free car park is located 50m away.
- **Smoking:** Strictly not permitted.

## Booking Information

- Changeover Mon or Fri. Weekend (Fri to Mon) and midweek breaks (Mon to Fri) avail throughout year.

- 30% deposit, balance payable 4 weeks before arrival. Fully refundable damage deposit of £150 payable with the balance, returned within 2 weeks of departure. Additional cleaning charge of £30 per dog.
