## About The Property

Beach House Mundesley is in an unrivalled coastal location, right opposite and overlooking Mundesley's sandy beach, with beach access immediately opposite the house and sea views from all bedrooms at the front of the house, allowing guests to go to and from the beach all day without having to drive anywhere or walk more than 20 steps or so. Here at Beach House Mundesley we host many birthday weekends, hen weekends, lots of family summer breaks and lots of anniversary weekends too!

There is a seaside pub with play equipment for children, serving food, with a pub garden overlooking the beach.



The kitchen diner at Beach House Mundesley has sea views, a TV and a playstation, along with a dining table seating 16. There are 2 dishwashers, 2 fridges and a freezer, a professional double gas Rangemaster cooker plus other basic kitchen items (microwave, coffeemaker, food processor). A washer dryer is available in the hot tub room.

The sitting room has a basic Sky pack with access to Netflix, music/speaker, board games and books with a wood burner for cosy winter weekends.

Outside is the hot tub room which also houses the sauna. The garden is south facing and the merest hint of sun is enough to enable guests to sit and soak up the rays in our deck chairs. There is also an all weather barbecue deck hung with real grapevines in the summer, a covered outside lounge area and a special room just for beach equipment. This also houses extra chairs, stair gates, high chairs, coal for the barbecue and logs for the wood burner in winter.

The house itself features 7 large bedrooms: 2 family rooms with a superking bed and a single bed in each, 2 king rooms, 3 twin rooms. All beds are made up with luxury white Egyptian cotton sheets, and also provided are 2 white towels per person plus a fluffy gown for spa use.

The 3 bathrooms all have a bath, shower and toilet, with a 4th toilet on the ground floor. Complimentary luxury toiletries are left out for you.

For those with allergies, we have kept this house pet free.

- **TV and Music Facilities:** Sitting room: stereo with some CDs and connection for phones; kitchen: powerful soundbar for phones. Netflix and Sky in kitchen and sitting room
- **Heating and Open Fires:** Wood burner in the sitting room. Logs starter pack supplied from October to March.
- **Bedrooms:** 7 bedrooms: 2 family rooms (superking bed plus single), 2 rooms with king beds and 3 twin rooms.
- **Linen:** White, crisp 100% cotton, soft white towels, fluffy gowns for going to and from the hot tub room.
- **Bathrooms:** 3 bathrooms, all with bath (a Jacuzzi whirlpool bath, a copper bath, and 1 normal full sized bath), showers and toilets. 4th toilet on ground floor.
- **Children's Facilities:** 2 travel cots, stair gates for top and bottom of both staircases, 2 high chairs.
- **Outdoor:** Coal barbecue and seating areas, one of them covered, hot tub and sauna.
- **Parking:** Parking for 4 cars opposite the house in a cordoned off area & pay & display carpark within an easy walk of the house.

## Booking Information

- We offer weekly bookings during the Summer school holiday. The rest of the year we are very pleased to offer shorter breaks and weekend breaks of either 2 nights, Friday 4pm to Sunday at 6pm, or 3 nights Friday to Monday at 11am. Please enquire, we try to be quite flexible!

- We offer an amazing value two/three night mid week breaks all year round (except Summer Holidays/Christmas and New Year), Tuesday 12noon to Thursday 12noon including a 3-course dinner party cooked by our personal chef (who is highly recommended), a beauty treatment each using a local salon who travel to Beach House specially, and a luxury afternoon tea, for just £295 per person for two nights. Ask us for our menus! This special deal is very popular with Hen groups, minimum of 7 people up to 16 people.

### About The Area

Mundesley is a very pretty seaside village with a Blue Flag sandy beach with lifeguards, probably the safest beach in North Norfolk. In summer there is a Surf School.

### What's Nearby?

- **Location:** Cromer is 10 minutes drive away. or take the Coast Hopper bus to go all the way round the Norfolk Coast stopping off at places like Cromer, Sheringham, Wells, Blakeney and Hunstanton.
- **Shop:** We have lots of lovely shops in Mundesley village, which is less than a 5 minute walk. A butcher, greengrocer, post office, clothes shops, charity shop, gift shop, and general small supermarket.
- **Food and Drink:** The Ship, Mundesley is almost opposite Beach House Mundesley. It isn't noisy and shuts quite early. It is mainly a food pub, with accommodation.
- **Airport:** Norwich Airport is 45 minutes away.
- **Train:** Cromer or North Walsham are the nearest train stations with taxis from both to get you to the house in 15 mins.
- **Bus:** 3 minutes away, a bus goes from Mundesley to Cromer, or Norwich and beyond.
