Bedw Barn is a large home sleeping 14 guests and boasting panoramic views of the Welsh countryside. Designed by the owners of Unique Welsh Stays, Bedw Barn was built to give large groups the chance to have fun, celebrate, enjoy outdoor games, swimming and relaxing with communial areas but also offering enough space to give privacy for those in the group who want peace. The modern grey and white décor creates a fresh and calming feel to the property. The open plan kitchen, dining area and lounge is located on the first floor, making the most of views across the rolling Welsh hills.

The indoor heated swimming pool sits in the middle of the house giving everyone the opportunity to keep an eye on those enjoying the pool and three sets of doors help to bring the outside inside during the warmer months. There is also an extensive cinema room on the ground floor to enjoy watching films together, or maybe a games night. The large hot tub is situated in a partially glazed room adjacent to Bedw Barn, affording breathtaking views down the valley.

Four of the seven bedrooms are on the ground floor (1 king-size, 1 double, 1 twin and one with bunkbed) underneath the main reception area, with the other three bedrooms (1 king-size, 1 double and one with bunkbeds) located upstairs above the cinema room. There are 2 main bathrooms, one on each side of the property, one en suite bathroom and 2 additional toilets, one on each side of the house. There is a utility room which houses a washing machine and tumble dryer.

One of the luxuries of Bedw Barn is the space and the views. The front terrace has outdoor seating to relax in the warmer weather with a barbeque or fire pit for outdoor dining. The extensive grounds allow for the young at heart to run around and play games, plus there is ample car parking.

The owners have their own beauty salon/spa on site - 'Out of Town Beauty' which is located at the back of the Barn parking area and allows guests to take advantage of booking treatments during their stay, subject to availability.

Upstairs sitting area with large bespoke sofa, TV and coffee tab. Cinema room has 4 large sofas, TV surround sound, DVD player, large coffee table.

TV and Music Facilities

TV in sitting area upstairs with Freeview. Also CD player with docking station. Cinema room has 50" TV with surround sound and DVD player.

Heating and Open Fires

Heated by a wood chip biomass boiler 24/7 and controlled by the guests. Also a log burner in the living area upstairs.

Bedrooms

Ground floor: 1 king en suite, 1 double, 1 twin, 1 bunk bed room. First floor: 1 king, 1 double, 1 bunk bed room.

Linen

All beds are made up and each guest has one bath sheet and one hand towel. Guests are asked to bring their own towel for the hot tub.

Bathrooms

1 en suite with shower, 1 bathroom with shower and separate bath, 1 wet room. 1 wc serving living area upstairs and one next to cinema room.

Children's Facilities

2 travel cots, 2 fixed stair-gates, 1 high chair.

Outdoor

Coal barbecue situated on the large patio area. Plenty of ground to play rounders, tennis, etc. and garden furniture to enjoy outdoor dining.

Swimming Pool

The indoor heated swimming pool is 24ft x 12ft with a constant depth of 4ft, heated all year round at no additional cost.

Parking

There is ample parking at the rear of the property, up to 12 cars have been accommodated previously!

Smoking

No smoking is permitted, however if you wish to smoke outdoors there is a churn for cigarette ends.

20% deposit on booking. Remainder due 6 weeks before your holiday. £300 breakage deposit week before arrival.

5 minute drive from the centre of Newtown in the heart of mid-Wales. Rural location with stunning views, approximately 10 miles from the border of Powys and Shropshire. Close to many noted walking routes such as the Glyndwr Way, Severn Way and Offas Dyke and around a 1 hour drive from the mid-Wales coast. There are many castles and historic sites in the area, the most popular being Powis Castle in addition to many interesting, market towns within a 30 minute drive.
