The Beech Tree is a very welcoming house in the Lake District National park, sleeping 10 to 16 people in 8 bedrooms, with 2 extra rooms in an annex available on request, taking capacity to 20.

You enter the house through a large, bright, attractively tiled entrance hall lit up by a 2 metre high window overlooking a very special, totally natural rock garden. To the right and left of the hall are two lounges. Then to the left is a large dining room and to the right through a new kitchen a very large utility area: extra sitting, pool room and washing and drying area.
The house has 10 bedrooms (8 + a further 2 on request) and plenty of bathrooms, ideal for group holidays and family gatherings. From the house there are views of all the local mountain scapes and hills.

The Beech Tree is situated in the beautiful village of Coniston in the heart of the Lake District National Park. From here you can climb the Old Man, walk along the Cumbrian way, visit John Ruskin's house or museum, take a steam boat journey on the lake or just chill out in one of the five very attractive local pubs. There is even a small local brewery which has won many awards.

Coniston stands close to Coniston lake, which has been preserved and protected by the National Trust which owns large tracts of land in the area and is largely unspoilt by modern developments. Coniston also lies at the foot of an imposing horseshoe ridge formed by the mountains of Wetherlam, Swirl How and the Old Man. This forms an entrance gate to a huge area of Lake District Fells, with Scafell Pike (the highest mountain in England) and the famous Langdale Pikes forming the next ridge. As a centre for walking or mountain biking it can't be beaten. Five different mountain bike routes start in Coniston together with uncountable walks.

The Beech Tree is a fantastic base for groups of nature lovers and sports enthusiasts that can really appreciate the house and the area.

A single very well behaved dog considered. Only downstairs in areas with stone or wooden floors.

average size- sits four people, induction cooker, 2 ovens, dishwashers, microwave. Utilities room- washing machine, 1 large fridge, 1 freezer .

Dining Room

The dining room sits up to 18 people.

Sitting Room

2 sitting rooms each comfortably sitting around 8 people.

TV and Music Facilities

TV and radio are available.

Games Room

Here there is a large room with pool/ billiards, a few board games, a table, chairs and space to keep group items, muddy boots and wet clothing.

Central heating. Fire place in dining room, gas fire in first lounge, wood stove in second lounge,

4 double, 1 twin all en suite, 2 doubles (shower in room, private toilets opposite),1 double, 2 twin (shared bath/shower).

Linen provided. Some towels available but larger groups should perhaps bring some of your own .

Bathrooms

5 en suite rooms , 2 rooms with shower cubicle, separate bathroom and shower room, 3 separate toilets.

Children's Facilities

There is a games room with pool/ billiard table etc and a very large garden.

Outdoor

There are a number of sitting areas around the house. Lawns, rock gardens and patio areas.

Swimming Pool

There is no swimming pool, just a small pond of no danger to children.

Parking

There is a large parking area in front of the house.

No smoking please.

Min stay 2 nights.
Main season July, August, September – 7 nights min or equivalent in price.
Prices for max 16 people in 10 bedrooms. Possible for extra people but this needs to be made very clear and may involve an extra charge.

Location

The Beech Tree is at the end of the main village street of Coniston in the Lake District. Close to Coniston Water.

  • In village.
  • Windermere (30 minutes).
  • In Coniston village. 5 miles to Hawkshead, 10 to Ambleside.
  • Around 100 metres from house. A selection of shops and a small supermarket.
  • Again around 100 metres from house (three to choose from) with another three a little bit further away.
  • Manchester (2 hour drive) or Liverpool (about the same).
