## About The Property

The Beeches is a holiday house in the village of Darley Dale sleeping up to 12. This 5 bedroomed house enjoys a wonderful situation close to the towns of Bakewell and Matlock, and is the ideal base for family and friends to explore the wonderful sights of the Peak District.

The Beeches oozes luxury. A large spacious living room with log burner is an ideal place to unwind after a day exploring the Peak District. The fully equipped designer kitchen is also a chef's dream to whip some culinary delights. And there's an 8 seater hot tub in the garden.

There are 5 beautifully decorated bedrooms, which can all be made up as a superking double or twin; the master bedroom also has a double sofa bed and two further bedrooms have an additional single trundle bed, ideal to accommodate family groups. The property boasts 3 exquisite bathrooms, 2 of which are en suite. The shared family bathroom consists of large bath with pull our shower attachment, separate walk-in shower with massage facilities, wash basin and WC.

The outside space at the Beeches has a real 'wow' factor, with a patio area which flows around two sides of the property and offers two different seating areas, one with rattan soft seating and the other with a chimenea and a large wooden table, which can seat up to 10 guests. This is a lovely spot for some alfresco dining and to sit and relax and enjoy the glorious views. The large landscape garden also has a lawn area perfect for ball games, please note the garden is tiered so please do not leave young children unattended.

Please note unfortunately due to the location of the property, we are unable to accept hen/stag weekends or 30th birthdays.

## Facilities

- **Dog Friendly:** Up to 3 dogs are allowed if pre-arranged - please keep them out of the bedrooms and off the soft furnishings. We do charge £40 per dog.
- **Hot Tub:** 8 seater Jacuzzi hot tub with waterfall, massage jets, bluetooth speakers and lights. We operate the hot tub as an additional extra with a fee of £200
- **WiFi:** WiFi is available.
- **Kitchen:** Fully equipped designer kitchen with an Aga, (2 cooking chambers, 2 hobs, warming plate) dishwasher, large fridge, pull out freezer drawer, microwave.
- **Dining Room:** Spacious dining room with dining for 10 and up to 14 guests when using the extra table and chairs from the kitchen. Log burner and wall mounted TV.
- **Sitting Room:** Spacious lounge area with corner sofa, 3 armchairs to relax and enjoy the view. Log burner, wall mounted flat screen TV with surround sound system.
- **TV and Music Facilities:** TVs in all bedrooms, plus a large wall-mounted one in the dining area and a further one in the lounge. All have Freeview and HDMI facilities.
- **Games Room:** Pool table.
- **Heating and Open Fires:** Central heating throughout. 2 log burners, 1 in the dining room and the other in the lounge. 1 complimentary basket of logs provided on arrival.
- **Bedrooms:** 5 bedrooms, all with options to be set up as a super king double or twin. With 2 trundle beds and a double sofa bed sleeps 10 adults and 4 children.
- **Linen:** High quality linen throughout all bedrooms and beds made on arrival. Bath towel for each guest and hand towels in the bathrooms.
- **Bathrooms:** 3 luxury bathrooms, 2 en suite. The family bathroom has large bath and pull out shower attachment, separate walk-in shower with massage facilities.
- **Children's Facilities:** 2 travel cots and high chairs are available upon request.
- **Outdoor:** Large landscaped garden with patio area, outdoor furniture, chimenea and BBQ - please bring your own charcoal and lighting equipment.
- **Parking:** There is parking for 10 cars.
- **Smoking:** Smoking or vaping is not permitted inside the property.
