Bernice Farmhouse and Cottage sleep up to 24 across the 2 houses. Set back from the shores of Lock Eck our bothy style bunk house accommodation is ideally suited for outdoor enthusiasts seeking a west coast getaway.

Built in 1778 both properties have been modernised and include solar panel power and log burning stoves to bring comfort to your rural retreat. The farmhouse has 5 bedrooms a mix of bunks and singles across 2 floors whilst the cottage has 2 rooms on ground floor level. Both units are equipped with bathroom and kitchen facilities and have comfortable sitting rooms to dine and socialise.

The accommodation is accessed by forest track, an old Drovers route through a pass in the mountains to the rear and a tumbling burn to the side. It feels remote here - water comes from the burn, power from the solar panels, backed up by the generator. There is no TV reception and no landline, there is a mobile reception should you want to stay connected. Bernice offers a uniquely scenic and peaceful off-grid experience for adventurous groups.

There's plenty to keep you busy during your stay - with the Loch on the doorstep, why not try paddleboarding, canoeing or fishing and of course there's fantastic walking for all abilities as well as cycling and climbing too.

Both properties are available for short breaks and longer stays.

Well equipped kitchens with everything required to cater for your group.
Farmhouse seating for 18 in the dining room - cottage seating for 4 in lounge.
Sitting rooms in both the farmhouse and the cottage, both with log-burning stoves.
TV available with USB port if you would like to bring a USB stick. No TV signal or WiFi.
4G available on most networks, no WiFi or landline.
There is no games room.
Heating is via a generator which is chargable and log-burning stoves.
Farmhouse bedrooms are configured to sleep 2, 6, 4, 4 & 2. Cottage sleeps 2 & 2.
Bedding is provided but please bring your own towels.
Farmhouse: 3 shower rooms. Cottage: 1 wet room.
Both buildings have ground floor bedrooms. Cottage has an accessible bathroom.
No specific facilities.
Wide open spaces surround the properties. Mountain and loch walks, cycle routes, nearby inland and sea lochs.
2 swimming pools are available locally in Dunoon.
Parking at the door but be aware that space is limited if many vehicles are expected.
No smoking properties.
