With direct access to the garden, it connects seamlessly to the inviting dining room, where a large table and wood-burning effect gas stove create the perfect space for sociable meals and memorable evenings together.

Beyond, the home opens into a stunning modern extension. This light-filled living area features a vaulted glass ceiling, full-height windows and wide sliding doors, flooding the space with natural light and offering uninterrupted views of the garden. Comfortable seating, a Smart TV and an extensive collection of books make it ideal for relaxing, entertaining or simply enjoying the peaceful surroundings.

The cottage offers flexible accommodation across two floors. On the ground floor, a spacious super-king bedroom with private patio access sits alongside a contemporary wet room, making it ideal for guests seeking step-free living. A second twin bedroom overlooks the garden. Upstairs, a king-size bedroom with en suite shower and a twin room with en suite bathroom provide further comfort and privacy.

Outside, the generous garden stretches towards open countryside, offering a tranquil setting for outdoor dining and leisurely afternoons. A pond adds to the charm and attracts local birdlife, creating a peaceful atmosphere. Private parking for up to three cars is available.

- **Smoking:** Please note that as Berry Barn Cottage has a thatched roof the fire regulations mandate that candles, smoking, vaping and BBQs are not allowed at all.
