## About The Property

This detached house is located just north of Bassenthwaite and Keswick. The house provides good access to the northern Lake District as Keswick and Cockermouth are just 20 and 15 minute drive away respectively.

The Big Pink House can accommodate up to 22 people in 9 en suite bedrooms and is an excellent venue for parties, social gatherings, walking holidays and family reunions. The property can accept well behaved Stag and Hen parties.

The 9 bedrooms are made up from: 1 bunk room and 8 rooms that can be set as twin or super king beds on request. Some bedrooms have an additional single bed or bunk bed. Each bedroom has an en suite shower/bathroom, wardrobe, dressing table and bedside cabinets.

The large dining room allows everyone to get together at meal times and discuss their day or for that family celebration or reunion. The dining room also has its own (un-stocked) bar - if you fancy being the landlord for the weekend! There is one lounge as well as two separate games areas with a pool table for some gentle competition.

WiFi access is also available.

The house is completely detached and has no noise restrictions. There is an outdoor hot tub - use of this is included within the price of the property. The grounds have patio and garden areas plus a children's play area, pizza oven and barbecue for you to use.

The owners have a good range of contacts in the area and can provide details of many activities, caterers and entertainment to make sure your stay is memorable. They can also offer private hire swimming slots at Dalston Leisure Pool (a 20 minute drive from the Big Pink House).

Lying just outside the boundary of the Lake District National Park, Cockermouth is an attractive market town not overwhelmed by the tourist atmosphere of Keswick and Ambleside. Cockermouth is near to some of the more peaceful lakes and mountains.

## Facilities

- **Dog Friendly:** We welcome all dogs for a small charge of £20 per dog per stay.
- **Accessibility:** The house has not been specially adapted but we do have ground floor bedrooms with walk in showers for those with limited mobility.
- **Hot Tub:** There is an outdoor hot tub available for use during your stay. This is included within the price of the property.
- **WiFi:** Free WiFi is available throughout the property.
- **Kitchen:** Spacious well equipped kitchen area with separate pantry/prep kitchen leading into the dining area plus utility room.
- **Dining Room:** Dining area with large table and seating for 22. Additional seating with an (un-stocked) bar - if you fancy being the landlord for the weekend.
- **Sitting Room:** Lounge area with sofa seating and electric fireplace.
- **TV and Music Facilities:** TV Lounge with 50" Plasma TV, additional TV in Bar area.
- **Games Room:** Games room with pool table, air hockey, foosball and darts. Smaller games room for the younger children with soft play.
- **Heating and Open Fires:** Fully central heated (heating is included within the rental price).
- **Bedrooms:** 9 en-suite bedrooms - can be set as twin or super king on request. Some bedrooms have an additional single or bunk bed, one room is a bunk room.
- **Linen:** All bed linen and towels are included. We do request that guests bring along their own towels for use outside.
- **Bathrooms:** 9 en suite bath/shower rooms plus additional WC facilities.
- **Children's Facilities:** Children very welcome. High chairs and cots provided. Children's outdoor play area and indoor games room with soft play.
- **Outdoor:** Large garden with hot tub, barbecue, pizza oven, patio, garden furniture and children's play area.
- **Swimming Pool:** We do not have a pool on site but may be able to offer availability at our private hire pool in Dalston Leisure Pool (20 min drive from House).
- **Parking:** Ample car parking for all guests and an electric point car charging point.
- **Smoking:** Smoking is not permitted.
