## About The Property

Billy's Bothy, our largest luxury self catering holiday cottage, is located in the fabulous 10 acre grounds and gardens of Offcote Grange, centrally located in the beautiful Derbyshire Dales and edging the fabulous Peak District National Park - a perfect base from which to explore all the many attractions that Derbyshire has to offer. The cottage has its own garden and orchard and is set in a peaceful rural location that is a pleasure to relax and unwind in.

This charming luxury cottage and party house is perfect for large groups, hen parties, family groups, reunions and walking holidays. With 5 or an option of 6 en suite bedrooms, plus 4 quality fold up sofa beds (sleeps up to 16) . There are 4 double rooms and 2 twin rooms available sleeping 12 plus 4, with room for 2 cots Bedrooms are beautifully furnished with coordinating furnishings and handmade antique pine furniture, with brass and cast iron feature beds. 

Billy's Bothy is full of character and charm with a host of exposed beams, revealed brick walls and stunning features. Floors are a mixture of oak, stone and tiles.

There is a large well equipped galleried kitchen overlooking the main entrance hall, with handmade pine units and granite tops. The dining room seats 14 to 16, perfect for those intimate meals with friends and family.

The spacious lounge has 4 comfortable sofas and 2 bucket chairs and opens onto its own patio and garden/orchard area with barbecue, fire pit and patio furniture. The lounge has a large LCD smart TV, DVD, IPOD dock and cosy wood burning stove.

We have a sauna, hot tub and games room available for hire during your stay, for your use and relaxation. Facilities for small corporate events with projector, white board and WiFi.

You may wish to say hello to our chickens and donkeys - always looking forward to a visit from our guests.

You may now host your wedding party here in the beautiful grounds of Offcote Grange. With fabulous views over the valley and large nature lake, a stunning,private location. Please enquire for details.

We have lots of private off road parking for our guests and storage for bicycles or motorbikes if required.

- **TV and Music Facilities:** LCD, smart TV with Freeview, DVD, music center, Radio and CD player, iPod dock in the lounge. Flat screen tv's and wi fi in all bedrooms.
- **Games Room:** Sauna room, full size snooker table, hot tub available by arrangement. Outdoor games and paddling pool available for children
- **Heating and Open Fires:** Full oil central heating in all rooms, underfloor bathrooms, bedroom 6 , log stove in the lounge. Wood and heating is included. Fire guard provided
- **Bedrooms:** Character bedrooms, 4 double, 2 twin all en suite. Sleeps 12 plus 4 foldout sofa beds and 2 cots. Flat screen free view TV's and wi fi in all rooms
- **Linen:** Linen and towels, electricity, central heating and wood for stoves are included. Own towels required for hot tub.
- **Bathrooms:** 5 or 6 en suite bathrooms (if optional 6th annex room is booked). 5 have showers, 1 with bath. All shower areas are large open areas with no doors.
- **Children's Facilities:** 2 high chairs, 2 cots, baby bath, potty, WC stand. Large gardens to play in. Chickens and donkeys to feed. Assorted outdoor games and paddling pool
- **Outdoor:** Large gardens, pastureland, 2 solid fuel barbecues/fire pits on patio area. cast patio furniture. for 16 Cycle storage, Hot Tub. Outdoors games
- **Swimming Pool:** No swimming pool.
- **Parking:** Large private off-road parking areas. Possible to store cycles and motorcycles indoor.
- **Smoking:** STRICTLY No smoking. Outdoor smoking permitted, cigarette disposal Box on patio area. No smoking in doorways please.

## Booking Information

- Optional  6th room available at £100 /night in additon to the prices quoted giving sleeping for 16 in total.  Changeover Friday will consider others. Security deposits  apply for both the  cottage and hot tub.  A 30% Deposit required to secure booking.
- 
- Full weeks, mid weeks and weekend short breaks available. Short breaks % of weekly rate. Start dates are flexible.
