## About The Property

Boxted Hall is an impressive country house set in beautiful rolling parkland in the heart of the Weller-Poley family estate. The moated Hall and surrounding gardens offer the perfect relaxing retreat.

A perfect place to celebrate a special birthday, anniversary, or just to enjoy a weekend with family or friends. Sorry - we do not accept hens or stag groups.

There are 9 luxurious en suite bedrooms with a further 4 twin attic rooms, giving the Hall a capacity of 26 to stay in total comfort. Several elegant reception rooms are yours to enjoy, with open fires, period features and welcoming sofas. A full size billiards table is found in the games room through a secret doorway from the library. The walled garden is home to a swimming pool and tennis court, both at your disposal throughout your stay. Guests are welcome to wander in the surrounding parkland and also venture on longer walks around the Estate.

Beyond the estate, the picturesque villages of Hartest, Long Melford, Hawkedon and Lavenham are all close by, offering great pubs, wonderful restaurants and excellent antiques shopping. The medieval market town of Bury St Edmunds is 20 minutes drive away and Cambridge is an hour's drive. If you love a day at the races then Newmarket, the UK's centre of flat racing, is just half an hour away. Boxted Hall is under two hours drive from Central London, or travel here by train - the closest railway station is Sudbury which is 1 hour and 20 minutes from London Liverpool Street.

- **Dining Room:** There are two formal dining rooms: the oak panelled Hall which can seat up to 26, and the dining room which seats 14.
- **Sitting Room:** The drawing room has three large sofas, several armchairs, and a grand piano - also seating for 16. The library seats 8.
- **TV and Music Facilities:** TV and DVD in playroom. 20W wireless and bluetooth speaker available.
- **Games Room:** Full size billiards table, dart board, back gammon, card table and board games.
- **Heating and Open Fires:** Central heating. Individual electric heating in bedrooms. Open fires and wood burners in reception rooms.
- **Bedrooms:** 9 en suite double bedrooms. 4 twin bed attic rooms with two shower rooms. 3 camp beds also available for extra guests.
- **Linen:** Linen and towels provided.
- **Bathrooms:** A total of 8 baths, 11 showers. 9 bathrooms are en suite.
- **Children's Facilities:** Playroom with assorted toys, 1 high chairs, 1 travel cot.
- **Outdoor:** Tennis, croquet, cricket set, badminton. Coarse fishing on the moat and the river Glem. Numerous walks in surrounding private grounds.
- **Swimming Pool:** Outdoor heated swimming pool.
- **Parking:** Parking for approx 100 cars.
- **Smoking:** No smoking inside please.

- A damage deposit of £500 is payable a week prior to the day of arrival.
