Bracken House at Hillhouse Farm near Lauder is a wonderful venue for a gathering of friends or a large family holiday. Enjoying a beautiful rural setting in the Scottish Borders, and created from two interconnected former farm cottages, this comfortable house feels both spacious and welcoming, with generous space allowing everyone to relax together or to find a quiet corner.

A choice of two open plan kitchen living dining rooms are at the heart of the house, ideal for shared meals and sociable evenings. Both kitchens are fully equipped with everything you need, with dining tables seating up to 10 in one space, allowing everyone to gather with ease. With 4 separate living areas, including two snug television rooms, children can gather in a separate room while the rest of the group catches up. One snug also has a sofa bed and desk, additional sleeping space and handy if anyone needs to catch up on work.

There are 4 bath and shower rooms, including a ground floor shower room beside a double bedroom which has step free access. Upstairs, 2 wings both offer a mix of king and twin bedrooms along with family bathrooms, making it easy for different families to share the house.

Outside there's parking for several cars, a decked area with outdoor seating, a garden and shared grounds to explore. Guests can enjoy the full size tennis court and roam across the surrounding farm and hills. From the doorstep you can walk through fields and woodland towards the Lammermuir Hills, or venture out to nearby market towns such as Melrose and North Berwick, or take the short journey to Edinburgh for the day. With excellent local restaurants and independent coffee shops close by, Bracken House offers a memorable countryside escape.

Highfield House is also available sleeping 8 guests, and a further cottage, Fairnielees, is half a mile away and sleeps 6-7 guests. Larger groups who book more than 1 property can hire in a small marquee for communal dining or activities for up to 24 guests, and local caterers.
