Branxholm Knowe is a delightful large country property situated in its own private grounds surrounded by woodland. Once the factor's house on the local Buccleuch estate, Branxholm Knowe offers generous accommodation with five large bedrooms and three bathrooms. Located three miles south of Hawick in glorious countryside there is walking, fishing, riding and cycling in abundance! For the less active the Border market towns of Hawick, Kelso and Melrose are all worth exploring.
A lovely feature of the house is the feeling of space, particularly the upstairs bedrooms which are located around a galleried landing. With high quality mattresses, thick curtains and window shutters, you are assured a good night's sleep!
Downstairs the outstanding feature is the large garden room which extends out onto an enclosed garden area. This bright and airy room is ideal for entertaining and is a lovely area for the family to come together and congregate at the end of a busy day. With comfy sofas and a wood burner it provides the ideal setting for relaxing and watching the wild life in the garden! From here the outdoor hot tub and BBQ grill house can be easily accessed.
The fully modernised kitchen, with a handy central work island, offers the keen cook plenty of space and mod cons - large hob, double oven, two fridges and dishwasher. A utility room houses a sink, washing machine and dryer.The hallway from the kitchen leads to the drawing room and dining room. The dining room has an open fire and a large dining table and provides the ideal setting for formal style dining. Across the wide hallway the sitting room has 43 inch smart TV, sofas and an open fire.
Outside the gardens, two acres in total, offer lots of nooks and crannies for children to explore. The garden area located outside the garden room has a series of ponds stocked with fish (and fenced) which provide a lovely backdrop to this enclosed part of the garden. Surrounding the gardens woodland provides privacy and a great area for children (and dads) to explore and make dens!
There is plenty of parking at the property and outside storage space should you wish to bring bicycles to explore the Borders.
