New for 2022, Cherry How is the beautiful self-contained cottage in the grounds of Broad How that was previously the home of the caretakers of Broad How, which from Easter 2022 will be available to book either alongside the main house or separately

Broad How has been providing unforgettable getaways for large groups for 20 years with a high percentage of returning customers. Special occasions, family get-togethers, friends re-uniting, groups of fell-walkers... whatever the make-up of your party or reason for your holiday, we feel confident that we can accommodate you in style.

The house has 7 bedrooms, 3 bath/shower rooms, 3 sitting rooms (with 8 sofas), and a huge kitchen with a 16-seater table. It's surprisingly cosy for such a large house - centrally heated and part double-glazed, there's an amazing open fire (with a window over the mantelpiece) and an unlimited supply of wood and coal.

If your party is even bigger, you can book Cherry How too, with its own modernised kitchen, living room with open fire, and two bedrooms (1 double and 1 twin). This cottage can also be booked separately.

It has all the facilities you would expect from a 4-star property, plus a few you might not. Luxurious Egyptian cotton sheets, FreeSat, Blu-Ray, PS3, a range of toys and games for all ages, hundreds of books, maps and guides, a full-sized pool table and 2 pianos, one of which plays itself! Free full fibre WiFi internet access and phone calls to other landlines are also included. Cherry How has a beautiful new OLED TV too, as well as a separate WiFi system, and its own supply of games.

The garden's not bad either! There is an acre of garden with lawns, shrubs, chairs, benches, swings and a play area for younger children. So, if you’re looking for somewhere special, somewhere you can enjoy with family and friends, a place where you can kick back, unwind and relax, in a picture perfect setting, then this superbly equipped, charming Lakeland house might just be your ideal location. Cherry How has its own surprisingly extensive garden too.

Accessibility

Downstairs loo and shower room. Unfortunately Broad How is an old house and not fully accessible to wheelchair users. Accessibility report on website.

Up to 2 well-behaved pets at an additional cost of £20 per pet.

Kitchen

The feature kitchen is unusually well-equipped with a range, double sinks, dishwasher. Just don't get distracted by the view as you cook.

Dining Room

The kitchen itself features a vast table with plenty of room for 16 plus diners to sit, eat drink and be noisy. Cherry How has a kitchen too.

Sitting Room

The main sitting room is large and cosy, with 4 sofas and an open fire. There are 2 smaller sitting rooms, with a piano in each.

TV and Music Facilities

2HD flatscreen Freesat TVs, Blue-Ray, DVD Player, PS3, Bluetooth CD player, Yamaha Disklavier high quality player-piano and separate electric piano.

Games Room

There is a downstairs games room with high-quality full-sized pool table and darts.

Heating and Open Fires

The house is cosily heated by oil-fired central heating, and there is a majestic fireplace in the main drawing room with ample wood and coal provided.

Bedrooms

2 doubles, 2 twin, 2 singles, family room with bunks and twin beds. 2 folding beds and 2 cots available on request. Cherry How adds 1 twin, 1 double.

Linen

High quality Egyptian cotton linen and towels are provided.

Bathrooms

2 bathrooms with large baths, toilets and bidets, 1 with shower unit. Also separate toilet and downstairs walk-in shower room also with toilet.

Children's Facilities

Swings and playground. Large selection of board games, jigsaws and books. Also a wide range of toys, a PS3 and games. Table tennis. Football goal.

Outdoor

Large garden with summer house, lawns, slate table, oak benches, children's playground, music cave and feature swings. Separate garden at Cherry How.

Swimming Pool

No pool, but Broad How is 200 yards from river swimming, and a quarter of a mile from Ullswater itself.

Parking

Parking space for up to 10 cars, on 2 gravel drives. Finding the house is very easy and access straightforward.

Smoking

Smoking is not permitted within Broad How.

There is a full breakdown of prices downloadable from the Broad How website. Short breaks are available all year except school holidays. Changeover day is Friday.

Location

Broad How’s location is fantastic, both for beautiful scenery and access to fell walking. Very near to Ullswater and the Helvellyn range it stands on the Coast to Coast path, with stunning views.

  • Penrith and Ambleside/Windermere are equidistant from Broad How in opposite directions. Both have a wide range of shops including large supermarkets as well as a range of tourist facilities.
  • Glenridding is only half a mile away, a nice walk beside the lake, with a choice of 2 general stores.
  • The White Lion and the Patterdale Hotel are both within 5 minutes walk of Broad How, with good food options.
  • The nearest airport is Newcastle-upon-Tyne, which is just under a 2 hour drive away (85 miles).
  • The nearest station is Penrith which is 15 miles away. It is on the West Coast mainline with trains to and from Glasgow and Edinburgh.
  • There are several buses a day between Patterdale and Penrith - more in the summer than the winter.
