It offers guests spacious accommodation in a tranquil and secluded setting. Surrounded by its own expansive grounds with superb views over Lake Windermere and the surrounding mountains, Broad Ings offers many impressive walking routes, some literally from the doorstep! The house retains many original features, such as a real fire and wooden floors, whilst still providing all the modern facilities you would expect to find along with a few extras like en suite bedrooms and the outdoor BBQ fire pit and seating area, ideal for family get togethers and parties. Whilst pleasantly secluded and private Broad Ings is still just a short walk from Lake Windermere and Ambleside, a delightful village in the heart of the English Lake District with a wide choice of cafes, bars, shops, restaurants and traditional pubs (many serving locally brewed real ales) and 3 cinemas. Well-placed for transport links and other amenities it is the perfect base from which to explore the Lake District and its attractions, and indeed the whole of the Northern UK. This house has all you need for a self catering holiday. Entrance is through the conservatory, and to the ground floor there is a large entrance hall drying room and separate WC, a spacious lounge with a real fire large flat screen TV and DVD player. There is a dining room to seat 28+ guests and a very large kitchen. Upstairs are 10 lovely bedrooms arranged over 2 floors. 7 are fully en suite, and two have 4-poster beds. The house sleeps 27 guests, and there are a further 3 beds available for additional guests if required. Additional features included at Broad Ings are WiFi, Freeview TV, and provision of all linen but not towels. ## Facilities - **Dog Friendly:** Well behaved pets are allowed to stay, at a supplement of £25 each. - **Accessibility:** There is a downstairs toilet, but Broad Ings unfortunately does not have specific facilities for disabled guests. - **WiFi:** Mobile phone signal is available at the house, and a land line phone is also provided for your use, at no extra charge. WiFi is also available. - **Kitchen:** Range-master cooker (6 ring), 2 tall fridges, freezer, microwave, dishwasher, washing machine, dryer, and all crockery and cutlery provided. - **Dining Room:** The dining room can seat 28+ guests at any one time. - **Sitting Room:** The sitting room is large,with a wooden floor and open fire. 42 inch TV DVD player. - **TV and Music Facilities:** A large flat screen TV is provided in the lounge with a DVD and CD player, and connections for your laptop. - **Heating and Open Fires:** Fully central heated, there's also a real fire in the lounge and a fire pit outside, if you wish to use them. Some fire fuel included in the tariff. - **Bedrooms:** Accommodation for 27 people over 10 bedrooms, 7 of which are en suite. 3 additional beds also available if needed. - **Linen:** All linen is provided. Weekly fresh linen is included for stays of longer than a week. Extra fresh linen changes are available at a supplement. - **Bathrooms:** 7 of the 10 bedrooms are fully en suite, most with both baths and showers. Additionally, there is a separate WC to the ground floor. - **Children's Facilities:** Cots and high chairs are available if requested, at no extra charge. - **Outdoor:** Broad Ings has large grounds for our guests to enjoy.
