Sleeps 4 to 26 in 7 cottages:

High Barn sleeps 12 (Barn House (8) and Foldyard (4), connected)

The max group size is 26. Whatever your make up we can usually find a combination that suits!

Award winning holiday cottages, 2 miles from Beverley in the heart of the Yorkshire Wolds - rural luxury at its best. All cottages are set on the farm close to one another. Ideal for family celebrations, girls weekends and friends holidays.

Cart House, all on one floor, has a lovely spacious open plan living area where groups can socialise. Dining for 12 at the table, 6 around the island and extra tables available. This barn has 4 bedrooms (all en suite), a fully equipped kitchen with granite worktops and a second living room. The main living space is set on the edge of the paddocks so you can get close to the wildlife and farm animals. Private garden

Opposite is High Barn sleeping 12 in 2 connecting cottages. The Barn House has a semi open plan living area that opens onto the courtyard garden. Upstairs are 2 bedrooms, 1 with en suite shower room, and a family bathroom. On the ground floor are a superking and a small twin with a wet room. The connecting cottage, Foldyard, has 2 further bedrooms and a wetroom.

Next door the Granary has a well equipped kitchen and spacious living area with comfortable seating and dining area. Upstairs 3 large bedrooms, 1 en suite, and a large family bathroom. The en suite room has a king bed, the other 2 rooms can be twins or extra kings. Outside is a private courtyard garden and a communal grassed area in front of the cottages with views across the fields.

Good WiFi, and for winter months a wonderful log burner (except Barn House) as well as toasty underfloor heating. All cottages accept pets by arrangement at a small additional charge.

Plenty to do nearby - explore York and Hull, City of Culture, the Yorkshire Wolds, visit the Beverley Races, local stately homes or the coast. We are surrounded by nature reserves, great walking and cycling.

## Facilities

- **Dog Friendly:** We accept up to 2 small/medium dogs per booking. Extra charges and terms and conditions apply. Please ask or see our website.
- **Accessibility:** Excellent - many ground floor bedrooms and wetrooms, mobility aids available on request.
- **WiFi:** Free Fibre WiFi. All mobile networks have coverage but some with older type phones may have better reception outdoors.
- **Kitchen:** Fully fitted kitchens with dishwashers and washing machines.
- **Dining Room:** Dining up to 22 in the Cart House, 12 in Barn House. Extra tables available on request to allow up to 22 to dine in the Cart House
- **Sitting Room:** Larger properties have 2 living rooms, plenty of space to socialise. All living rooms have TVs. See our website for details.
- **TV and Music Facilities:** TVs in all living areas and 2 bedrooms in the Cart House, all cottages have hi-fi with bluetooth, DVD/blu-ray.
- **Games Room:** There is no games room.
- **Heating and Open Fires:** Underfloor heating with eco-friendly ground source heat pumps. Wood burning stoves in most cottages with endless supply of logs.
- **Bedrooms:** Some fixed king rooms, 1 fixed twin room but most of the others are flexible and can be twins or superkings. One family room. Put up beds for U14's.
- **Linen:** Linen and towels included except cot bedding.
- **Bathrooms:** Modern bathrooms, lots of walk in showers and we can provide some mobility aids if required.
- **Children's Facilities:** Travel cots, high chairs, stairgates available on request. Baby sitting may be possible.
- **Outdoor:** All cottages set on the farm, there is a central grassed area with outdoor fire ball and seating - views across the fields.
- **Parking:** Each cottage has parking, there is plenty of room!
- **Smoking:** No smoking in the cottages please. You may smoke outside.
