## About The Property

Broadrake Bunkbarn nestles at the foot of Whernside, and is an excellent base for those wanting to explore the 3 Peaks area of the Dales.

Many of our guests come to tackle the challenging Yorkshire 3 Peaks which can be started from here, and there are plenty of other walking and mountain biking options straight out of the door. It is an easy 45 minute walk to Ribblehead Viaduct and a few minutes more to the Station Inn and Ribblehead Station with its café and visitor centre. White Scar Cave and the village of Ingleton with the popular Waterfalls Trails are just a few minutes drive away.

Providing comfortable and well equipped accommodation for up to 20 guests, Broadrake has a stunning bright open plan first floor space with original exposed beams and kitchen, dining and lounge facilities. There is an upstairs toilet and a small resources room with sofa, books maps and games. (Note we have no TV or music facilities.)

Bedrooms are on the ground floor – one large room sleeping 8, 2 x 4 bedded rooms and 2 x twin rooms. Also on the ground floor is a drying room and a washroom with 2 showers, 2 toilets and a combined shower/toilet which can be configured as an en suite for one of the twin rooms. Beds come with clean sheet, pillow and pillowcase. Please bring your own sleeping bags and towels or hire a duvet and towel pack for a small extra charge.

The barn has underfloor heating provided by a pellet boiler. Heating, lighting, electricity and hot water are included, as is free fast WiFi. Mobile reception here is patchy, as it is in much of the Dales.

Outside there are picnic tables to the front with stunning views and a barbecue is available to borrow. Broadrake is on a popular bridle path so expect passing walkers, mountain bikers and the occasional horse. We own the field behind the barn which we are developing as a wildflower meadow with areas of native woodland planted either side. Do ask if you would like to have a look around.

Advance weekend bookings are for exclusive group use but mid week we are open to individuals and small groups.

- **Dog Friendly:** One or two well behaved dogs allowed by arrangement. Keep them on leads outside as there may be livestock.

- **Bedrooms:** 1x 8 bed room with 3 bunks and 2 single beds; 1 x 4 bed room with 2 bunks; 1 x 4 bed room with 1 bunk and 1 single with cabin bed over; 2 twin rooms.
- **Bathrooms:** Washroom with 3 sinks, 2 toilets, 2 showers, a toilet and shower cubicle which can be configured as an en suite for one of the twin rooms if desired.
- **Dining Room:** Seating for up to 20 on two tables.
- **Kitchen:** 2 induction hobs, 2 ovens, large freestanding fridge, under counter fridge with small freezer. Kettles, toaster, microwave, dishwasher.
- **Linen:** Sheet, pillow and pillowcase provided. Bring your own sleeping bags and towels or hire duvet and towel packs for small extra charge.
- **Telecom Facilities:** Mobile reception is patchy. Fast free WiFi available.
- **Heating and Open Fires:** Underfloor heating by wood pellet boiler.
- **Sitting Room:** Lounge area with comfy sofas.
- **TV and Music Facilities:** No TV or music facilities.
- **Outdoor:** Picnic tables with stunning views to Ribblehead viaduct. Barbecue available to borrow.
- **Parking:** Plenty of parking including undercover parking in barn.

### About The Area

Broadrake is part of the scattered hamlet of Chapel-le-Dale, about 5 miles from Ingleton and not far from the famous Ribblehead viaduct on the scenic Settle-Carlisle line.

It sits at the foot of Whernside, the highest peak in Yorkshire and one of the famous Yorkshire 3 Peaks. Whernside and Ingleborough can both be tackled from here, as can the popular 3 Peaks Challenge. This area is one of the best in the country for caving and potholing. Local guides offer taster days if you fancy heading underground.

Many visitors come for the walking and mountain biking from the door, but White Scar Caves and the Ingleton Waterfall Trail are also just a few minutes drive away. Slightly further is the attractive conservation village of Clapham with a nature trail leading to Ingleborough Cave and Gaping Gill. The huge cavern can be accessed a couple of times a year when local caving clubs set up a winch to lower visitors 300ft to the base. The natural wonders of Malham Cove and Gordale Scar are about 45 minutes drive and the seaside at Morecambe is also surprisingly close.

- **Building:** Ingleton - 15 minutes. Settle, Kirkby Lonsdale, Hawes all about 30 minutes.
- **Train:** Ribblehead Station 10 minutes drive, about 50 minutes walk.
