The Barn and The Cottage at Brook House Farm were originally built in 1791 and converted over 200 years later to provide an ideal holiday choice for multi generational families, groups of friends and groups looking for self catering holidays or short breaks. Also suitable for special occasions such as birthdays and anniversaries, with room in the Barn for 16 to sit or eat in comfort. Hire both properties for larger groups or when needing more rooms -15m between properties.

The Barn has panoramic views over the Lincolnshire Wolds countryside and offers a clever combination of traditional charm with modern features for comfort. The ground floor has 2 bedrooms, a large fully equipped kitchen/dining area, utility room and large lounge. The first floor comprises 3 more bedrooms and a smaller lounge area. Bedrooms have a mix of beds (king, doubles, twin). Linen is provided and all 5 bedrooms have en suite shower rooms or wet rooms.

Our self-contained, family holiday cottage for 4 people offers extremely high quality, officially rated Visit England 4 star holiday accommodation. The Cottage is fully equipped, ensuring that guests have every home comfort in a setting that combines traditional character with modern facilities.

Brook House Barn and Cottage stand in the village of Scamblesby in the heart of the Lincolnshire Wolds, an area of Outstanding Natural Beauty, giving excellent access to footpaths, bridle-ways and meandering country lanes.

Centrally located for most of Lincolnshire the historic market towns of Louth and Horncastle are easily accessed (10 minute drive) whilst Lincoln, Boston and Coastal resorts and beaches are a half-hour away. Market Rasen with its racecourse is a 20 mins drive.

The Viking Way passes through the village and Cadwell Park racing circuit is nearby as are Lincolnshire Aviation museum and the Battle of Britain Memorial Flight at Coningsby.

Enjoy our fabulous Wolds countryside on horseback - either walk outs or hacks. Riding on site for beginners to advanced.

- **Accessibility:** The Cottage is entirely ground floor, and the Barn has two wet rooms that may be suitable for disabled guests. Wide door access throughout.
- **Dog Friendly:** We accept well behaved dogs by arrangement. We have substantial facilities for the accommodation of horses.
- **Kitchen:** Fully equipped kitchens including 2 full size electric ovens/grills & 2 four ring electric hobs, 2 fridges, freezer, dishwasher, microwave, toasters.
- **Dining Room:** There are spacious and comfortable dining areas in each property. Groups who also use the Cottage can all dine together in the Barn.
- **Sitting Room:** Very comfortable lounge areas with amazing views. Enjoy a glass of wine and look out over the countryside.

- **TV and Music Facilities:** Televisions, CD and radio facilities are provided in the lounge areas.
- **Heating and Open Fires:** Under floor central heating throughout. Lovely and warm in the colder months.

- **Linen:** All linen is provided. Groups need to bring their own towels.
- **Bathrooms:** All bedrooms in the Barn have en suite shower rooms upstairs and wet rooms downstairs. The Cottage has one family bathroom with bath and large shower.
- **Children's Facilities:** High chair and baby bath available.
- **Parking:** There is ample parking for 10 vehicles in Barn /Cottage car park. Further parking available on site.
- **Smoking:** Smoking is not permitted indoors.
