## About The Property

Both the Barn and the Cottage provide self-catering holiday or short break accommodation ideal for colleagues, team building or meetings, as well as for visitors to Cadwell Park Race Circuit. Short breaks are available, with midweek breaks of 3 or 4 a great choice for corporate groups.

Brook House Farm is located in the Lincolnshire Wolds, with easy access to the beaches of Lincolnshire, the historic town of Lincoln and beautiful countryside, offering great opportunities for team building activities. Excellent walking and cycling country, Market Rasen racecourse, golf courses and excellent pubs and restaurants provide several options for relaxation.

The main living room in the Barn can seat 16, and can be used for meetings. A further lounge at the Barn, and living space within the Cottage, mean there is plenty of space for smaller groups of delegates to get together too. Outside there’s lots of space too, so team building activities can be organised on site if required.

A continental-style breakfast can be provided for a small extra charge.

## Facilities

- **Accessibility:** The Cottage is entirely ground floor, and the Barn has two wet rooms that may be suitable for disabled guests. Wide door access throughout.
- **Dog Friendly:** We accept well behaved dogs by arrangement. We have substantial facilities for the accommodation of horses.
- **Kitchen:** Fully equipped kitchens including 2 full size electric ovens/grills & 2 four ring electric hobs, 2 fridges, freezer, dishwasher, microwave, toasters.
- **Dining Room:** There are spacious and comfortable dining areas in each property. Groups who also use the Cottage can all dine together in the Barn.
- **Sitting Room:** Very comfortable lounge areas with amazing views. Enjoy a glass of wine and look out over the countryside.

- **TV and Music Facilities:** Televisions, CD and radio facilities are provided in the lounge areas.
- **Heating and Open Fires:** Under floor central heating throughout. Lovely and warm in the colder months.
- **Bedrooms:** The Barn sleeps 12 in five bedrooms and the Cottage sleeps 4 in two bedrooms.
- **Linen:** All linen is provided. Groups need to bring their own towels.
- **Bathrooms:** All bedrooms in the Barn have en suite shower rooms upstairs and wet rooms downstairs. The Cottage has one family bathroom with bath and large shower.
- **Children's Facilities:** High chair and baby bath available.
- **Parking:** There is ample parking for 10 vehicles in Barn /Cottage car park. Further parking available on site.
- **Smoking:** Smoking is not permitted indoors.

- The Barn from £2200 / week, Weekend (2 nights) from £1100. Midweek (2 nights) from £800. Extra nights from £300/night. Cottage from £400 / week. Cottage part week from £250. Barn Bond of £150. Friday changeover – some flexibility.
