## About The Property

Perfectly placed to make the most of Snowdonia and the lovely Llyn peninsula, this beautiful and historic farmhouse sleeps 12 adults comfortably. You'll find everything you need for a perfect holiday at Bryn Engan-  well-equipped kitchen, comfortable sitting room and large dining table to seat 12.

Excellent on-site facilities include a slate-bed pool table, table tennis, piano, flat screen TV, DVD player, wood burning stove, lots of books and games and free WiFi. Outside we are lucky to have very generous outdoor space for all the family to enjoy. There is a large grassy farmyard perfect for ball games, and a small woodland garden where you will find a massive picnic table (barbecue provided) to seat 12 with stunning views over sea and mountains: pure magic.

Our surrounding area is rich in activities and attractions, catering for both the adventurous and relaxed holidaymaker. Climb Snowdon (Eryri), enjoy glorious hill-walking, golfing, fishing, bird-watching and beach trips! Or try your hand at quad biking, go-karting, surfing, horse riding golfing and fishing, or Caernarfon and Harlech castles are within easy reach, also famous Portmeirion village and Snowdonia's narrow gauge railways. There are 3 great golf courses within easy reach and Europe's longest zip wire is just 30 minutes away. Something for everyone to make a perfect holiday. 

Logs for the wood burner, oil fired central heating, electricity, bed linen and WiFi are all included; no hidden extras!

There is a well fenced-off water-channel at the end of the yard. Please note: the bannister height upstairs is just under 1m, do take care.

## Facilities

- **Dog Friendly:** We regret we cannot accept dogs, as there are often sheep/lambs in surrounding fields.
- **Accessibility:** We have a double bedroom and a bathroom downstairs : there are no steps downstairs except for a 2" (max) step between kitchen and dining room.
- **WiFi:** Free WiFi (Fine, but not high speed fibre!).
- **Kitchen:** Breakfast table, dishwasher, 2 electric ovens, gas hob, large fridge and freezer, microwave, 2 kettles and toaster. Utility with washing machine/dryer
- **Dining Room:** Our large dining table seats 12, with games cupboard and a piano.
- **Sitting Room:** Curl up in front of our wood burner (logs provided) on one of our 3 big comfortable sofas. Flatscreen smart TV, DVD player and well stocked bookcases.
- **TV and Music Facilities:** Flatscreen smart TV, DVD player and DVD library. Piano in dining room.
- **Games Room:** Separate building with slate bed pool table. Full size table-tennis table in another barn.
- **Heating and Open Fires:** Oil-fired central heating and a wood burner (logs provided) in the sitting room make sure you'll be cosy at Bryn Engan whatever the weather.
- **Bedrooms:** 6 bedrooms: 1 downstairs (5' double bed) and 5 upstairs (3 twin-bedded, 1 double and 1 with adult size bunk beds).
- **Linen:** All bedlinen and towels provided.
- **Bathrooms:** 2 bathrooms (upstairs has bath with shower over, downstairs is a beautiful new walk-in shower room) plus 1 utility room downstairs with WC.
- **Children's Facilities:** We have a travel cot (please bring your own bedding for reasons of hygiene) and a high chair.
- **Outdoor:** Huge grassy farmyard perfect for ball games. Wooded garden w. massive picnic table seating 12 (BBQ provided) & stunning views over sea and mountains.
- **Parking:** Plenty of parking in the farmyard.
- **Smoking:** No smoking inside the house.
