Accessed via a gravelled farm track, unseen from the road, Burrs Farm sits in a rural, elevated position on the outskirts of Chelmorton, the highest village in Derbyshire. This substantial, detached residence lies amongst 3 acres of ancient farmland.

Private and secluded, but only a short walk to the village and a short drive to the famous market towns of Bakewell and Buxton, this grand, traditional property, full of warmth and character, is the perfect haven from which to explore the Peak District National Park. Ideally suited to group celebrations, short stays or longer holidays with family and friends, the property can sleep 20 guests. Those with a sense of adventure and love of the outdoors will be in their element with the proximity of cycling trails, climbing, mountain biking and outstanding walks suitable for all ages and abilities.

The granite-topped, spacious kitchen, with informal dining area, exposed beams and polished stone flagged floors, flows into the sumptuous main lounge, with log burner, deep seat sofas and original stone fireplace, enabling all guests to mingle, relax and congregate even when meal preparations are in progress. There is a separate utility room and a pantry for storage, along with all mod-cons and utensils to make large-group catering a pleasure.

The second lounge (with sofa bed) is ideal for those seeking a quieter spot to read the papers, play pool or for children to have their own space to play and watch TV.

An elegant dining room, with stone fireplace and log burner, provides the perfect formal dining space for atmospheric and memorable evenings or long lunches.

Burrs Farm's impressive staircase leads to a galleried landing with seating which invites a spot of contemplation. The first and second floors comprise 7 sizeable, recently refurbished bedrooms (4 en-suites) and a large family bathroom. All rooms have great views and offer the flexibility of either twin or king-sized double arrangement. Some are designed to accommodate families or small groups of friends.

The spectacular outdoor space is ideal for cooking al-fresco, nights around the fire, fun and games in the garden.

## Facilities

- **Dog Friendly:** A maximum of two well-behaved dogs welcome by agreement at time of booking.
- **Accessibility:** No specific facilities for disabled guests.
- **WiFi:** WiFi.
- **Kitchen:** Oil-fuelled Aga, electric oven and hob, microwave, tall fridge-freezer, dishwasher. Washer, dryer, ironing board, chest freezer in pantry and utility.
- **Dining Room:** The main dining table seats 16 with chairs and long benches (20 with kitchen table adjoining). There is a log burning stove in the stone fireplace.
- **Sitting Room:** The main sitting room, with TV and log burner, comfortably seats 8 guests in deep-seat sofas. Sitting room/games room two seats 5.
- **TV and Music Facilities:** TVs in both sitting rooms, one DVD player, one iPod docking station.
- **Games Room:** Not separate, however the second living room has a pool table and table football and doubles as a den or playroom rather than second sitting room.
- **Heating and Open Fires:** Central heating and two log-burning stoves, one in the sitting main room, one in the dining room.
- **Bedrooms:** 4 on first-floor and 3 on second-floor. 4 en suite. Sofa bed in second sitting room. All bedrooms have flexibility of being twin or king-sized double.
- **Linen:** One bath-towel and one hand-towel per guest provided along with all bed linen.
- **Bathrooms:** One large, first-floor family bathroom shared by three bedrooms. Four bedrooms have private en suite shower room facilities.
- **Children's Facilities:** Families welcome. 2 travel cots and 3 high chairs available on request. Playhouse and rope swing in garden. Outdoor games as below.
- **Outdoor:** BBQ (bring own coal), fire pit (honesty box for wood), outdoor furniture, games (football, swing ball, croquet). Herb garden, Footgolf and Hot Tub.
- **Swimming Pool:** There is no swimming pool but a lovely hot tub with stunning views .
- **Parking:** Plenty of private parking.
- **Smoking:** Smoking not permitted inside the building, please.

- **Location:** Buxton is a 10-15 minute drive. The historic Spa town has a plethora of entertainment for all ages; theatre/Opera House, beautiful gardens with playgrounds for children, restaurants, shops and cafes.
- **Shop:** Tesco Express and Morrisons within easy reach on outskirts of Buxton (10-15 mins by car). Bakewell (15-20 min drive) has wonderful independent food shops, a Co-op and Chatsworth Farm Shop close by.
- **Food and Drink:** The Church Inn in Chelmorton village serves lunch, evening meals and cask-conditioned ales. The award-winning Royal Oak is a five minute drive and a must for food and ale lovers.
- **Airport:** Manchester Airport is less than 30 miles away and around an hour by car, depending on traffic. East Midlands Airport is approximately 50 miles and an hour and twenty minutes drive from Burrs Farm.
- **Train:** Buxton railway station is 5.7 miles from Chelmorton and Burrs Farm. This is a 10-15 minute car journey or approximately 20 minutes by bus.
- **Bus:** The 177 bus from Buxton to Bakewell stops outside the Post Office in Chelmorton. The service does not run on Sundays.
