## About The Property

Cae Madog Barn offers a large converted barn in the foothills of the Cambrian mountains - a beautiful property for a luxury holiday with stunning scenery. Special features include your own heated pool and a sauna in a log cabin overlooking the valley. An idyllic setting for family get togethers, with easy access to west coast beaches and Snowdonia National Park.

Cae Madog Barn offers spacious accommodation for up to 17 people (plus 2 infants) in a blissfully quiet location. The house features a large kitchen with a range cooker, American fridge freezer and wine fridge. The kitchen leads to a large dining room seating up to 17, with 2 high chairs. This leads on to the vaulted main lounge, where you can open the French doors onto the glorious views or, on chilly evenings, gather round the inglenook fireplace by the wood burning stove. This room also has a wall mounted flat screen TV.

Off the hallway from the main lounge is a family shower room and, up a short flight of stairs, is the second sitting room. This room has a further TV with a games console - ideal for the kids! Off this room is a charming double room and up the first flight of stairs is the family bathroom, with a spacious single room opposite.

At the top of this wing of the building are 2 further bedrooms, one a spacious king-size with vaulted ceilings, the other a twin. Both have beautiful exposed beams and a warm, homely feel.

From the kitchen, a short flight of stairs goes up to the hallway, where there's an air hockey table for the kids.The principal bedroom is a spacious king-size with a modern en suite bathroom, having twin washbasins, underfloor heating and a bath with shower over.

Across the hallway is the children's room, with 2 sets of full-size bunk beds and upstairs you will find a further vaulted double room, a spacious twin and a further family shower room.

Outside is a safe decked area with gates for the little ones, a large gas barbecue and, down a few steps, the heated swimming pool with fabulous views across the valley. Further steps lead to the log cabin, which houses the sauna.....

- **Swimming Pool:** Outdoor heated pool is available from Easter weekend until the end of October. The pool is usually 27 degrees, but may be lower if unseasonably cold.
- **Sauna:** 4 person sauna.
- **Games Room:** Pool table in games room. Games consoles in small sitting room. Air hockey table in hall. Board games.
- **Heating and Open Fires:** Wood burner. Radiators throughout.
- **Bedrooms:** 2 king size (1 en suite), 2 double bedrooms, 2 twin rooms, 1 bunk room with 2 sets of full size bunk beds and one single.
- **Linen:** Bed linen provided, please bring your own towels.
- **Bathrooms:** 1 en suite bathroom with bath and shower over, 1 family bathroom with bath and shower over, 2 shower rooms, all with toilets.
- **Children's Facilities:** 3 travel cots, 2 high chair, stair gates. Wii games console. X Box console, books and board games.
- **Outdoor:** Large barbecue. Several secure decked areas, outdoor tables and benches. Large decked areas with stunning views over the fields and across the valley.
- **Parking:** Parking for up to 5 cars. If you have more than this, there is free parking in the local village.
- **Smoking:** Smoking outside only please.
