## About The Property

Camps Heath Barn is situated on the edge of Oulton Marsh nature reserve. The views from the Barn over the reserve are breathtaking, with the River Waveney and the Broads only a short walk away and the award winning coastline and beaches only a ten minute drive. The nature reserve is managed by Suffolk Wildlife Trust.

The ground floor has a spacious farmhouse kitchen to entertain. With granite worktops and double range oven. The kitchen has a dining area seating 12 and sofas to relax. The kitchen doors lead to an outside terrace with covered seating area and views over the fields.

Upon entry to the Barn hall, you will be greeted by a medieval style fireplace with wood burner, with comfortable seating areas and adjoining cloakroom. There is a feature staircase leading to a gallery landing, the landing leads to the lounge areas and family bedrooms.

The lounge areas have west facing panoramic views over Oulton marshes and beyond. The lower lounge has comfy sofas, TV, shelves full with books, a dining area and outside balcony offering the chance to see spectacular sunsets. The upper mezzanine lounge offers space to relax and again speculator views.

Sleeping facilities:

On the ground floor there are two bedrooms, a luxury super king bedroom with en suite bathroom and a twin bedroom with en suite wet room.
On the first floor there are two family rooms - each family room accommodates up to 4 people.
Family Room 1 has a single bed with another single bed which slides out from underneath making a twin room with en-suite bathroom - there are internal open plan stairs to a double bed in the attic bedroom.
Family Room 2 - has a single bed with another single bed which slides out from underneath making a twin room with en-suite shower room - there are internal open plan stairs to a double bed in the attic bedroom.

More than 12 people staying?
Camps Heath Barn has an adjoining cottage which sleeps an additional four people, and 2 self contained annex each sleeping 2. Each can be booked separately at an additional cost. It is therefore suitable if more than 12 are staying or if some more guests want to join you. But please check first availability.

## Facilities

- **Dog Friendly:** The number of dogs may be limited depending on the accommodation - if you are bringing dogs please let us know when you contact us.
- **Accessibility:** There are ground floor bedrooms and a wet room. We also have a wooden ramp to allow wheelchair access into the barn.
- **Hot Tub:** There is no hot tub at Camps Heath Barn however previous guests have hired from a local firm.
- **WiFi:** Free Infinity WiFi. Telephone available on request please request when booking.
- **Kitchen:** A large kitchen with gas range cooker, fridge freezer and dishwasher. Granite worktops, dinning area seating 12, sofa, and outside seating.
- **Dining Room:** A dining table in the farm house kitchen seats 12. Upstairs dining tables in living room and outside balcony and patio area's with stunning views.
- **Sitting Room:** Two spacious lounge areas. Comfy sofas, bookcase, open fire place. Access onto large balcony overlooking nature reserve. Separate TV lounge
- **TV and Music Facilities:** A TV in the kitchen and 50" Smart TV in the top living room with Blu-ray dvd player. Plus iPod and android audio docking station.
- **Games Room:** Indoor board games and outside garden games are provided. There is a Piano on the gallery landing.
- **Heating and Open Fires:** There is a large working wood burner in the main entrance hall. The Barn has underfloor heating, upstairs radiators and good insulation.
- **Bedrooms:** The Barn: double and twin on the ground floor plus two double sized family rooms on the first floor and attic. Cottage: twin and double.
- **Linen:** All bed linen and towels are provided. Beds fully made with fresh sheets and duvet covers, mattress and pillow protectors changed after each stay.
- **Bathrooms:** The ground floor bedrooms have an en-suite with either bath or wet room. The 2 family rooms have their own en suite bath or shower room. Separate wc
- **Children's Facilities:** Stair gates. A cot and high chair available on request. There is also a games cupboard. Buckets, spades and windbreaks provided for the beach.
- **Outdoor:** Patio area with barbecue facilities. Balcony with outside dining area. Garden with views over nature reserve. Enclosed front cottage style garden.
- **Swimming Pool:** We do not have a pool but the beach is only a ten minute drive away! There is also an outdoor lido at Beccles which is a 20 minute drive.
- **Parking:** There is ample off road parking.
- **Smoking:** Strictly no smoking inside the property or on the balcony area.

- **Shop:** A local shop is a ten minute walk. Supermarkets are a ten minute drive. Beccles market town is a 20 mins drive with local butchers and local fruit and veg. Norwich is 45 mins drive/train for shopping.
- **Food and Drink:** Oulton Broad is a five to ten minute drive or half an hour walk away. Oulton Broad has many cafe's, pubs and restaurants. It is also the gateway to the Suffolk Broads.
