## About The Property

The whole house and garden are yours to enjoy. The barn was once part of a farm (another barn sits on the site but well apart and with its own grounds), now beautifully renovated and the land restored to wild flower meadows, with views over the Chiltern Hills. Only 32 minutes by train out of London and 45 minutes from Heathrow and Luton airports, the house is set within idyllic English countryside but super easy for a weekend out of the city or a stop on your arrival to England.

Owlswick Barn has a large hot tub housed in its own barn just across the lawn. An amazing place to retreat to for an evening relaxing in the hot tub whilst enjoying the sunset. A separate inside seating area with the hot tub is ideal for parents wanting to sit and relax whilst the kids enjoy splashing around or for groups to play games undercover whilst some enjoy the hot tub.

 The garden is fenced and gated so safe for children and pets, and opens onto fields with footpaths straight from the house directly to a farm shop and cafe serving award winning breakfasts, a 10 minute walk away.

The house is well equipped for families, with travel cots, high chair, baby bath and bouncer/toys and lots of family games and toys. Outside are children toys and games and a playhouse for little ones.

There are 5 double bedrooms and one twin. The house is designed for 12 people but there's a second double in one of the large rooms which would be ideal for children, plus travel cots if needed.

We know some lovely local craft people who have run workshops at the house including scented candle making and flower arranging/crown making. We can recommend an at home spa company and caterers if you are looking for some extra pampering or catering for a celebratory meal.

We welcome mature hen do’s, group reunions, birthday celebrations but, due to neighbours and the small hamlet setting, outdoor noise and loud music has to be kept to a minimum and parties aren’t allowed.

There's lots of room for business meetings and team get togethers. Only 15 minutes from Notley Tythe Barn wedding venue, 10 minute walk to Orchard View Farm wedding venue and a close taxi ride from other local venues.

 

## Facilities

- **Dog Friendly:** We welcome dogs at the house and there is a secure garden and 15 acres of private wildflower meadows to walk them in. Dogs are charged at £30 per dog.
- **Accessibility:** The house has to be accessed by a small step. Inside, though, the house is very spacious and there are ground floor bedrooms with adjoining wetrooms.
- **Hot Tub:** There is a large hot tub at the house located just across the lawn in a separate barn.
- **WiFi:** WiFi available.
- **Children's Facilities:** The house is well equipped for families, with travel cots, high chair, baby bath and bouncer/toys and lots of family games and toys.
- **Dining Room:** The house has two dining areas. A 14 person dining table with adjoining kitchenette and also the main kitchen with a large 14 person dining table.
- **Sitting Room:** There are two main sitting areas. A TV snug with smart TV and a large vaulted sitting/entertaining room.
- **Bedrooms:** 5 doubles, 1 twin. Extra double bed in one of the larger bedrooms, suitable for children.
- **Linen:** All linen and towels are provided at the house.
- **Heating and Open Fires:** The house runs on renewables with underfloor heating. There are also two wood burners that are left stocked for your use.
- **Smoking:** Smoking is allowed outside only. Please dispose of any cigarettes responsibly.
- **Parking:** There is a large private parking area with adequate parking for 8 cars and extra if needed.

Nestled in the picturesque countryside of Owlswick, near Thame in Buckinghamshire. The charming market towns of Thame and Wendover, with historic streets, independent shops, and vibrant weekly markets, are just a 10-minute drive away and the stunning Chilterns with their endless walks, mountain biking trails, streams and quintessential villages and pubs are moments away. With beautiful vineyards, cheeseries and breweries all close by, along with endless country pubs, pop up restaurants and wellness days it is a perfect place out of the city to relax and reset with friends and family. Riverside Marlow and Henley-on-Thames are both within a 30-minute drive, with Michelin-starred dining, boutique shops and the Henley Royal Regatta.
