## About The Property

Chimney Corner is set in a prime position in an Area of Outstaning Natural Beauty. It is comfortable, spacious and apart from being in a stunning location for scenery it is also highly convenient to access all that North Wales, Anglesey and Eryri (Snowdonia) have to offer, while being a step away from a variety of highly rated restaurants and pubs to enjoy in the evenings in the delightful town of Beaumaris.

This early Victorian historic Grade II listed house is set in the conservation area of Beaumaris directly on the sea front. The chimney stack is Cadw Heritage and also Grade II listed. The house was once used as a spa, taking in the what was then considered medicinal sea waters from the bay. Chimney Corner is a substantial house with commanding views across and up the Menai Straits to Yr Eryri mountain range. The views are breathtaking.

The town of Beaumaris offers interest for foodies, shopping, art, culture and heritage in all seasons. With parking in the town a real issue at the height of summer, this is overcome with your own space at the back of the house. Easy to pop in and out of for excellent days out.

There is also a hot tub and sauna to relax in after a days walk.

Restaurants, pubs, outings, walks and a growing number of adventures are available in the area. We have children of our own, so know what they may like to do locally as well (including the ice cream parlour voted in the "top 20 places to get an ice cream in the UK").

We have also aimed to do a little to help the environment at Chimney Corner. We recommend travelling to the area via train to Bangor and can recommend local car hire companies to you. There are also bus options available on your doorstep. We use a local recycling company whose aim is to be the Gold Standard in recycling in the UK. Electric energy used in the house is Green and we carbon offset our gas use.

- **Dog Friendly:** 2 small dogs allowed on agreement with owner
- **Accessibility:** Ground floor all level, low threshold entrance at back and low step at front. 1 double or twin bedroom and bathroom on ground floor.
- **WiFi:** WiFi available but no phone.
- **Kitchen:** Large industrial style with ample equipment, crockery, cutlery. Space for 8 for breakfast or use the dining area for 16. Washing machine, dryer, iron.
- **Dining Room:** The dining area seats 16 and has views over the Menai Straits.
- **Sitting Room:** The lounge has ample seating for 16 adults with coffee tables. There is also seating in the conservatory.
- **TV and Music Facilities:** There is satellite TV in the lounge, cable TV in the kids games/TV room on the 2nd floor. Electric organ
- **Games Room:** There is a TV and Wii available in the kids games/TV room upstairs. The snooker/pool table is in the main lounge on the ground floor.
- **Heating and Open Fires:** Central heating throughout. Lounge has Log Burning Stove
- **Bedrooms:** There are 8 bedrooms: 3 of which are large double rooms, 1 of which is a twin and the other 4 can be doubles or twins. Hairdryer available.
- **Linen:** Bed linen, a hand and bath towel is made available for the week per person. 1 bathmat per bathroom.
- **Bathrooms:** 1 double en suite bathroom, 2 family bathrooms, 1 downstairs bathroom, all with instant electric showers. Also a WC/cloakroom on the ground floor.
- **Children's Facilities:** There is Wii in the kids games/TV room. Children's books and wooden pirate ship to play with.
- **Outdoor:** Hot tub. Outdoor seating overlooking Menai Straits and Snowdonia mountain range. Barbecue. Outdoor dining tables and shades
- **Parking:** Public parking is scarce in Beaumaris. Space for up to 4 cars at rear of house, more if you are happy to block some in and juggle.
- **Smoking:** No smoking please.
