## About The Property

Cliff House has one of the best locations in all of the Peak District, with stunning 360 degree views of the area. It also has some of the finest walking The Peaks has to offer from right outside the door, including being only a 2 minute walk away from the recently opened tunnels of the Monsal Trail. This runs all the way from Bakewell to Buxton, a very popular trail for walkers and cyclists of all ages.

Cliff House is also just a short walk to the pretty villages of Great Longstone, Little Longstone and the picture postcard village of Ashford in the Water. Incredibly accessible to main Peak attractions, it is only a 5 minute drive to the famous market town of Bakewell, 10 minute drive to the awe inspiring Chatsworth House and Estate and 15 minute drive to the historic spa town of Buxton. Please Google Monsal Dale to see some of the breath taking and beautiful scenery that can be seen from the windows of this property.

This spacious 10/11 bedroom Victorian house is finished to an incredibly high standard with a mix of traditional features and contemporary style. Most bedrooms are large and have en suites and can be set up as doubles or twins depending on your needs. The master suite on the top floor (with the most incredible views) can sleep up to 5 people and 2 other rooms have extra bunk beds/twin beds with the ability to sleep up to 4 guests. A further 3 bedrooms are located in the cottage next door to the main house and the downstairs of the cottage has been turned into a games room with pool table, table football, dartboard and a TV with a sofa seating area.

In the main house the dining room is big enough for everyone to dine together, and everything that you may need to cater for large groups is provided for you in the spacious and stunning farmhouse kitchen.

Outside, there's an eco wood-fired hot tub (with jets!) under a handcrafted open-sided gazebo perfect for up to 7 guests to enjoy the scenic views towards Longstone Edge. There is also a lawned garden and various outdoor seating areas.

Cliff House also has an enviable location when it comes to being in walking distance from not just one but a selection of really good, heart-warmingly traditional pubs.

- **TV and Music Facilities:** Two TVs - one in the main lounge and another on the first floor sitting room, ideal for children to have their own space.

- **Heating and Open Fires:** Central heating and under floor heating in the kitchen. No open fire or log burner

- **Outdoor:** There are 3 terraces/patios areas to sit out and enjoy the landscaped garden with stunning uninterrupted views towards Longstone Edge. BBQ available.
- **Swimming Pool:** There is no swimming pool. The nearest is at Bakewell, 3 miles away.
- **Parking:** Parking for 8 to 10 cars on site. Plenty of on road parking within 100 metres
- **Smoking:** Please no smoking inside the house.
- **Electric Vehicle Charging:** 7kw smart electric vehicle car charging point to the right hand side of the main entrance.
