## About The Property

Fantastic wood burning hot tubs. Only 12 miles from Cambridge.

The 6 holiday barns are available in different combinations:

 Take the whole site, sleeping 24 guests
 Amba, Annie and Marney Barns, together sleeping 12 (or 4 each) with mix of king and twin rooms, with a large hot tub under the Dutch barn
 Lily Barn, Alice Barn, Matilda Studio and The Sheringham Hut (glamping), sleeping 12 all in king rooms (Lily and Alice sleep 4 each, Matilda and the Hut 2 each), with 2 hot tubs

The barns are available for holidays and short breaks all year round, with a 2 night minimum stay, or 3 nights at peak times (April to September, bank holidays, Christmas and New Year). We are flexible, and welcome groups of all types - friends and families, hen dos and business groups looking for somewhere peaceful and inspirational, and guests attending weddings at one of many local venues. We also accept micro weddings for up to 30 guests – please contact us for details.

These self catering holiday cottages offer luxury and a peaceful environment in a rural setting. The barns have eco credentials, created from recycled materials around timber frames, and fuelled by a biomass boiler using renewable energy. They are all individual with plenty of character and unique interiors. Amba and Lily each have dining areas to seat 12 and a trestle table can be added for larger groups. All are single storey.

Outside there are wood burning hot tubs, barbecue facilities and a large covered area for picnics and al fresco dining with great views of the surrounding countryside. Please note that unless your group takes exclusive use of all the barns these facilities will be shared with other guests at Clopton Courtyard.

In-house spa treatments are available to guests – highly trained therapists offer facials, aromatherapy massages, manicures and pedicures – all in the comfort of your holiday home.

Clopton Courtyard is set in the beautiful Cambridgeshire countryside. With Cambridge only 12 miles away (20 minute drive), there is easy access into the centre by car for those wanting to explore this historic city. There’s also plenty to do locally, with Burwash Manor and Wimpole Hall less than 5 miles away.

## Facilities

- **Dog Friendly:** Max 2 dogs. First charged at £45, additional dog at £20.
- **Accessibility:** All barns are level access.
- **WiFi:** High speed broadband available.
- **Kitchen:** Full self catering facilities available in each barn, with oven and hob, fridge freezer, kettle and toaster, crockery. Washing machine and dryer.
- **Dining Room:** Open plan living, dining and kitchen space in each barn, with 2 of the barns able to accommodate around 12-16 people on large tables.
- **Sitting Room:** Comfortable living spaces in each barn, all with sofas (ex Matilda & Hut) for the number of people staying in the unit.
- **TV and Music Facilities:** 43" HDTV with Amazon Prime, Disney, Apple TV and Netflix.
- **Heating and Open Fires:** Underfloor heating, fuelled by an eco friendly biomass boiler.
- **Bedrooms:** 12 bedrooms. Mix of king and twin.
- **Linen:** All towels and sheets provided.
- **Bathrooms:** Annie: bathroom with shower and bath. Marney: shower over large bath. Alice has shower. Lily/Amba have baths in bedrooms and additional bath/shower.
- **Children's Facilities:** High chair, cot and travel cot available but please request at least a week before your stay. Large outdoor area for playing.
- **Outdoor:** 3 wood fired hot tubs. Large undercover barn. Barbecue facilities, open views of beautiful farmland, seating areas (outdoor dining), large courtyard.
- **Parking:** Free on-site off-road parking for around 15 vehicles.
- **Smoking:** No smoking permitted in the barns. Smoking is allowed outside providing litter taken away and not left on the ground.

## Booking Information

- 2 night minimum stay, 3 nights in high season (April to September), bank holidays and at Christmas and New Year. £300 damage deposit which is given back following check out, providing there is no major damage (we won’t charge for a broken glass!). Check in from 4pm and check out by 10am, later check out possible subject to availability and on request only.

- Additional cleaning fee of £350 for exclusive use of whole site, or £199 for up to 12 guests per block of barns, per stay.

### About The Area

Located close to the Cambridgeshire villages of Orwell and Tadlow. We are next to the Flying Cat Livery on one side and a beautiful farmhouse on the other. The barns are set off the road. The Clopton Way is an ancient bridle way accessed from across the road which goes via the Wood Grill for food and all the way to Wimpole Hall.

- **Shop:** Tesco Royston, 10 minutes drive (although we recommend the deli at Burwash Manor for posh grub).
- **Food and Drink:** The Royal Oak in Barrington. The Wood Grill at The Queen Adelaide is walkable. Crane's Cider offer tours and tastings and it's only 20 minutes walk from us along a farm path.
- **Airport:** Stansted, 43 minutes drive.
- **Train:** Royston, 10 minutes drive.
