## About The Property

The Coach House is approached via a sweeping driveway and situated at Farditch Farm in picturesque surroundings, near the pretty village of Chelmorton. The ideal place to relax after a day's walking or cycling on the nearby trails.

This modern self-catering barn conversion was completed in August 2017, with a large open plan living space and kitchen, well equipped with a high spec finish including a fridge/freezer, washing machine, electric oven and dishwasher. There is a large kitchen table for dining and plenty of comfortable sofas for relaxing with contemporary, country style furniture and beautiful soft furnishings for your comfort and relaxation during your stay. This property is ideal for family groups, walking holidays with friends and short breaks in this lovely Peak District location, as well as business groups for meetings and team bonding in a peaceful and private setting.

The building is very impressive with loads of character inside and out, sensitively designed to enhance the original character of the building. There are several full height feature windows from which you can enjoy the far reaching views of the surrounding countryside, and a large courtyard to the back of the property. Another seating area at the front offers plenty of seating for alfresco dining, barbecues or simply enjoying a glass of Prosecco while taking in the peace and quiet of your surroundings.

Set in the glorious Peak District National Park, there's plenty to see and do, ranging from the many different walks and opportunities to enjoy some truly stunning scenery, to visiting Chatsworth house, the market town of Bakewell or Buxton Spa town, all a short drive away - and lots more besides!

There is also an exclusive 11 pitch caravan site on the property, along with another cottage to sleep 10 and two smaller cottages that sleep 2. So if your group increases in size there is plenty of space for everyone.

All of the holiday homes are dog friendly. We understand that your dog is a member of the family too!! So bring them along and you can enjoy a huge range of walks around the Peak District and also benefit from the many dog friendly local pubs.

## Facilities

- **Dog Friendly:** Well behaved dogs are more than welcome, at no extra cost, but we do ask that they are not left alone in the cottage.
- **Accessibility:** Downstairs bedroom and shower room - for more information please contact us directly.
- **WiFi:** Free WiFi is available throughout the cottage. Mobile signal can be a bit intermittent depending on your network due to our rural location.
- **Kitchen:** Large open plan kitchen with a high spec modern style finish, equipped with a fridge/freezer, washing machine, electric oven and dishwasher.
- **Dining Room:** There is a beautiful large oak country style kitchen table which will seat 12.
- **Sitting Room:** The Coach House has two sitting rooms with comfy leather sofas and an armchair with beautiful soft furnishings for your comfort. Smart TVs.
- **TV and Music Facilities:** Two large smart TVs downstairs with free view channels and a DVD player. A smaller TV in every bedroom.
- **Games Room:** There is a communal area with a pool table which is available for all our guests to use.
- **Heating and Open Fires:** Fahro electric heating radiators throughout.
- **Bedrooms:** The Coach House consists of 1 double room downstairs, 3 double rooms and 2 twin rooms upstairs. 4 bedrooms are en suite.
- **Linen:** All bedding and towels are provided.
- **Bathrooms:** 1 bathroom downstairs, 1 shared bathroom upstairs and 4 en-suite bathrooms.
- **Outdoor:** Large patio areas to front and rear with outside seating, gas BBQ available during the summer months. Adjacent grass field area for dogs.
- **Parking:** Parking to the rear of the property with easy access to the cottage.
- **Smoking:** No smoking is permitted inside the cottage.
