Nestling under the breathtaking big skies of Norfolk, just 4 miles south of Downham Market, the Coach House with hot tub is a unique retreat perfect for families, friends, groups of girls; we love to welcome hen party getaways. Tucked away and truly private set in expansive gardens, only a short drive from the stunning Norfolk coastline and lots of things to do!

This magnificent house with rural views sits at the end of its own sweeping driveway in the riverside village of Hilgay. The village has a farmshop, pub and Barn Cafe in walking distance. Restaurants, cafes and supermarkets all within easy reach. The Coach House is on a Green Lane for cycling with countryside walks from the door. A children's farm, kayaking, boat hire, wildlife centre, swimming pool and a safari park are within 10 minutes drive.

Make your stay special! Spa treatments, yoga, pilates, soundbath, and your own choice of Private Chef are options. We treat our guests to a voucher towards private dining. Guests also enjoy afternoon tea and grazing platters on request. We offer early check in and late check out subject to availability.

The property is a former Georgian Coach House and stables built in 1800; now with 5 bedrooms (one downstairs) and 3 bathrooms, cosy underfloor heating and a wood burner. Guests are treated to fluffy bathrobes for adults and children, crisp, white linens, towels and Arran Aromatics toiletries. This is an individual, self-contained country retreat, not part of a holiday complex, and a quirky and characterful one-off! Guests enjoy sociable cooking and dining in the open plan farmhouse kitchen. The spacious sitting room has a large cinema Smart TV with surround sound, super comfy sofas, board games, books and toys. Free WiFi. The Coach House has convenient on-site charging for electric cars using the Monta app.

French doors lead out to a spacious BBQ Mediterranean-style courtyard, a private oasis with Italian olive tree, grape vines, passion fruit and roses; all lit up with festoon lights at night - perfect for memorable al fresco dining and entertaining! A perfect way to end the night is bathing under the vast starry skies in the hot tub. Extensive private gardens with mature oak trees and stunning countryside views offer plenty of space to relax, organise your own activities or enjoy yoga, pilates and soundbath. Younger guests love Twilight the rescue pony and her little flock of sheep in the paddock. The Coach House is a unique holiday retreat with the real 'wow factor'.

## Booking Information

- Stays typically begin on a Monday or Friday. but we are happy to help with other start days if we can. We welcome long stays,  2 or 3 night weekend stays and mid-week breaks from 2-4 nights.
- 
- We require a 25% deposit to secure your booking with the remainder payable 4 weeks before your holiday. We accept secure online payment by credit/debit card, PayPal Pay in 3 and BACS.
