Surrounded by 64 acres of orchards and vineyards and offering peace and seclusion, Coombe Farm on the Calacombe Estate is situated in the tranquil Witchcombe Valley, close to the pretty market town of Modbury. The beaches at Bantham, Bigbury-on-Sea and Thurlestone are about 5 miles away, and nearby Dartmouth and Salcombe offer sheltered waters for sailing and other watersports. Surfing at Bigbury and Bantham is excellent. Dartmoor is only 3 miles to the north

Coombe Farm is perfect for a summer holiday with family or friends and ideal for autumn, winter and spring short breaks too, with log fires and cosy accommodation. The location is very rural, offering complete peace and serenity.  The heated indoor pool and cinema are popular with adults and children alike!

The Farmhouse offers very spacious accommodation, and combines the charm of historic stone barns with modern facilities and contemporary interior design features. There is plenty of space for everyone in the group to be together in the living areas, and the huge double bedrooms with sofas and armchairs provide a haven of peace too. The Farmhouse has good access for those with limited mobility but neither property is suitable for wheelchair users due to stair access to much of the accommodation. The properties face south; the courtyard is a sun trap and overlooks a trout stream in the valley below

Guests are welcome to explore the vineyards, orchards and the winery and distillery, and our Visitor Centre with restaurant and cafe won Best Small Visitor Attraction of the Year in Devon in 2023. We produce award-winning Dartmouth English Gin, sparkling and still wines and cider on the Estate. In the summer, guests enjoy 50% discount on day charters and evening cruises on our classic 49' Pilot Cutter, Merlin of Falmouth.

## Facilities

- **Dog Friendly:** 2 dogs are very welcome for an additional fee of £10 per dog per night.
- **Accessibility:** Accommodation is fine for guests with limited mobility but there are design limitations which limit access for wheelchair users.
- **WiFi:** WiFi and landline telephones available.
- **Kitchen:** Fully-equipped and spacious, with commercial gas range and double ovens, huge fridge/freezer/icemaker, wine chillier, microwave, toaster, dishwasher.
- **Dining Room:** Spacious with open log fire and large oak table and chairs for 12. Views across the vineyards and into the valley below.
- **Sitting Room:** Log fire, TV with full Sky package, TV with DVD player, X-Box, seating for up to 12.
- **TV and Music Facilities:** 12-seat cinema with a wide range of films.
TV in the sitting room has full Sky programmes. TVs in the kitchen and in each double bedroom have Freesat.
- **Heating and Open Fires:** Two open log fires. One is double-sided between the kitchen and the dining room.
Underfloor heating throughout the accommodation.
- **Bedrooms:** 3 very spacious double bedrooms - king and queen sized beds, 3 twin rooms.
All have en suite bathrooms with bath, shower.
- **Linen:** Luxury white cotton bedding, large and small white towels per guest and coloured towels for the beach and pool. Bath mats and dishcloths provided too.
- **Bathrooms:** 2 doubles: en suite bath and walk-in shower. 2 twins: en suite shower over bath. 1 double and 1 twin share a bathroom. Bath and shower over in Vine.
- **Children's Facilities:** 2 cots, 2 high chairs, stair gates. Children love the heated indoor pool and the cinema. Outside offers wide scope for exploring streams and woods.
- **Outdoor:** 64 acres of freedom. Beautiful vineyards and winery/visitor centre, orchards - streams, pond.

- **Swimming Pool:** The indoor pool is heated - bi-fold doors open out fully for sunny days. 7m long and 3m wide. 1.5m deep with steps down.
- **Parking:** Virtually unlimited space to park and convenient spaces close to the accommodation. Room for camper vans or similar.
- **Smoking:** Absolutely no smoking indoors please.

- Pricing and more information can be found on our website which also offers a secure booking system.

- Because changeover costs are quite high (over £650 for 20 hours’ cleaning and laundry, etc) we have to set a minimum stay of 4 nights or the equivalent cost (minimum £3000) + a refundable £500 damage deposit. We usually have a Friday changeovers to avoid the Saturday congestion in the High Season, but there is flexibility depending on prior bookings.

- Vine Cottage is available for a 20% supplement to take the total accommodation from 12 to 14 guests. We ask for a 25% deposit on booking with the balance payable 4 weeks before arrival.

Located on the Calancombe Estate Vineyard, offering a high degree of seclusion, but only a few minutes from the A38 which leads to Plymouth and Exeter and the surrounding area. Near beaches.

- **Location:** Modbury is 2 miles away - a lovely small town with independent shops, pubs, cafes, restaurants. Dartmouth and Salcombe are 30 minutes away. Nearest beaches are 5 miles away - Dartmoor 4 miles.
- **Shop:** There is a Co-op in Modbury and a Spar Shop at the California Cross petrol station a mile away. A Tesco 24 is just off the A38 20 minutes' drive away. Tesco and Sainsbury's deliver to Coombe Farm.
- **Food and Drink:** The best local pub is The Ship Inn at Ugborough, about 7 minutes' drive away. Excellent and plentiful food at reasonable prices. Friendly, good selection of wines, local beers and spirits too.
- **Airport:** Exeter Airport is about 40 minutes away - Bristol Airport is 2 hours' drive away. Heathrow just over 3 hours' drive.
- **Train:** Totnes, on the mainline from London to Plymouth, is 10 miles away. Ivybridge is much closer but few trains stop there.
- **Bus:** Local buses run through Modbury to Plymouth, Kingsbridge and Dartmouth.
