Coryton House is a Grade II listed former Rectory built in the 1830s and extended in the 1930s. Situated in west Devon and south facing, it overlooks sheep filled fields across the Lyd valley. This is an exceptionally peaceful and beautiful valley, hidden away from the summer tourist traffic and the world in general. Coryton House is ideal for a family reunion or a celebration, with enough space for plenty of personal privacy but great opportunities for enjoying being together.

The house is on the side of the valley with terraced gardens and woodland above, and fields below. The sunny terrace is sheltered from the wind but has expansive views; and is also a fabulous spot for star watching at night.

The garden and woodland are full of camellias, snowdrops, bluebells, wild garlic, and hydrangeas. In the summer the swallows twist and turn above the garden in gangs. At night the bats take over. The owls hoot all around the year!

The furniture is mainly antique. The pictures are largely a mix of modern representative, family portraits, and school photos spanning a century. We have a growing collection of exotic and funny hats and headgear!

The studded front door has a working bell pull and huge bolts. Inside the door is a stone flagged entrance hall with plenty of space for dog beds, wellies and walking sticks, and a large loo with a splendid view.

The dining hall is 40' long with parquet flooring, and flexible dining arrangements. The main dining table seats 12, but extra tables and chairs can be added on. There is comfy seating in a Knole sofa and deep armchairs around an open fire. The window seat catches the afternoon sun.

The large south facing sitting room has a wood burning stove and a leaded window with long window seat and radiator underneath. There is a big bookcase with a range of books, including local guides and maps, board games, playing cards, and jigsaw puzzles.

Double doors and a hatch lead from the dining room to the smart slate flagged kitchen.

The house has 8 bedrooms, 6 bathrooms and 2 downstairs cloakrooms. Lots of coat hooks and boot space by back door. Well equipped shared utility room.

The sitting room has a large south facing leaded window with long window seat, lots of armchairs and a sofa. Wood burning stove. Large bookcase.
There is a TV with free view, DVD player in the kitchen. Radios around the house.
Free WiFi throughout. No mobile phone signal in the house, but some available in the garden. A landline phone is designated for guests use only.
There is no games room. But many board games and puzzles are available in sitting room.
Oil, with traditional radiators throughout, free standing electric heaters if needed. Open fire in dining room, wood burner in sitting room, AGA.
8 bedrooms. 2 superking/zip-and-link, 1 superking, 3 double, 1 x 3 singles, 1 x 1 single. 4 en suite bedrooms on first floor.
Linen and towels provided at no extra cost.
4 en suite bathrooms on 1st floor: 4 big baths with hand showers, and 1 large shower. 2 bathrooms on 2nd floor with baths but no showers.
There are currently no ground floor bedrooms or bathrooms, but one ground floor bedroom and shower room may be available later in the year.
There is one traditional wooden high chair.
Wooden tables, benches and seats on south facing terrace. Fire bowl/barbecue. Lawn, woodland, orchard and lovely wandering paths.
There is no pool.
Plenty of off-street private uncovered parking at the house. Space to lock a few bicycles under cover.
Please do not smoke.
Very well behaved dogs allowed on ground floor only and not on the furniture. All dogs need to be kept under close control as sheep in field.


Very rural setting, 10 minutes drive from A30. Close to Dartmoor National Park and the border with Cornwall. Close to other transport links (trains and airports).
Okehampton, Tavistock and Launceston are all nearby. They all have excellent independent butchers, bakers and green grocers, as well as supermarkets. Exeter and Plymouth are both 45 minutes away.
Two good farm shops and useful village shops/post offices within 10 - 15 minutes drive. Waitrose and Tesco deliver and we're happy to meet the van and unpack for you.
Several popular pubs and restaurants 10 - 15 minutes drive: Dartmoor Inn (5 miles), Elephant's Nest (7 miles), Castle at Lydford (5 miles). Lewtrenchard Manor (3 miles). Endsleigh Hotel (6 miles).

Booking Information

Changeover day is Friday. 3 night weekends are Friday to Monday; 2 night weekends are Friday to Sunday. 30% deposit is required to secure booking. Final balance, and £500 returnable damage deposit, due 8 weeks prior to start of holiday. Deposit usually repaid within 14 days of conclusion of holiday.

Exeter St David's Station is 45 minutes drive and car can be hired from directly outside station. Tiverton Parkway 60 minutes away.
Exeter Bus station is 45 minutes drive away. With buses to Okehampton (16 miles, 23 mins) and Lewdown (3.5 miles, 7 mins).
Exeter International airport is 50 minutes drive away (44 miles away). Cornwall's Newquay airport is an hour away (47 miles).
