Cotswold House, in the quintessentially Cotswold village of North Nibley, is a very large, super stylish, luxury property with a beautiful private garden.

Cotswold House is unique in that it has a huge amount of downstairs living space as well as 6 large bedrooms which can accommodate up to 16 people making it ideal for large gatherings (the bedrooms are large and can accommodate additional comfortable single beds if required).

The property benefits from wood burners in both the sitting room and drawing room while the kitchen features a modern range oven with an induction hob. The house has a luxury boutique hotel feel with beautiful vintage furniture, a Farrow & Ball paint palette and also benefits from modern facilities such as good WiFi throughout the house, large flatscreen TV with Freeview/DVD player as well as a very well equipped kitchen. There is plenty of parking available too at the property.

We are child friendly - Cotswold House is the perfect getaway retreat for large family gatherings - and provide a cot and high chair free of charge. We are also dog friendly and accept one or two well behaved, mature dogs (no puppies please) for a small additional fee. For the benefit of future clients, we do ask that dogs are kept downstairs at all times and stay off the furniture and that no trace of a dog's stay remains after departure.

The property is easily accessible from London, Bristol, Birmingham and Manchester.

The village features a well-stocked shop and a great pub (The Black Horse) and is close to the market towns of Wotton under Edge, Nailsworth, Tetbury and Stroud as well as Dursley. It is also within easy reach of Cheltenham (particularly for Gold Cup week), Bath and Cirencester as well as Badminton (for the annual horse trials in May).

- **TV and Music Facilities:** Large flatscreen TVs with Freeview and DVD player.
- **Games Room:** Two games rooms with snooker/pool table, table football, magnetic darts, table tennis table.
- **Heating and Open Fires:** Central heating throughout the house. Wood burners in the sitting room and dining room.
- **Bedrooms:** 6 good sized doubles. 5 rooms have 'zip and link' mattresses so can be configured as a large double or 2 singles. Additional single bed in some rooms.
- **Linen:** Full linen service. White bath towels and hand towels supplied per person.
- **Bathrooms:** 1 large, main bath/shower/WC room. 2 en suite bathrooms with shower/WC. Downstairs WC.
- **Children's Facilities:** Cot, high chair available. Outdoor games rooms (adult supervision required for under 14's). Board games and children's DVDs. Large garden with swing.
