## About The Property

The Cotswold Manor Stables has a high-vaulted sitting room with wood burning stove and bi-folding doors looking out onto far reaching views across striped Cotswold parkland. It incorporates a modern fully fitted kitchen with American style fridge/freezer, double oven, dishwasher, microwave and laundry facilities. Ultra fast WiFi is provided, there's a 55 inch TV in the sitting room, digital electric heating and oak flooring throughout.

Bedrooms sleep up to 21 guests, with several zip link beds allowing for double or twin configurations to suit your group - please advise your preference well in advance.

Set in 70 acres of beautiful parkland, guests can enjoy exclusive use of a private hot tub, barbecue and picnic table where all guests can dine and socialise together on a large southerly facing patio. There are private lawns to the rear of the Stables. Guests also have access to a shared games room with a pool table, table football and table tennis.

The Cotswold Manor Estate is a superb venue for family celebrations, stag and hen parties and corporate events.

The parkland includes 3 wildlife ponds, streams, vineyard, orchard and a bluebell wood. Large, closely mown fields can be used for a number of activities including Zorbing, Hen/Stag party Olympics, archery, laser clay pigeon shooting (laser not shot), personal trainers, ball sports, team building activities and more.

Oxford is around 20 minutes away with plenty of history and culture, shopping, and bars and restaurants.

- **Dog Friendly:** Pets very welcome at extra charge. The garden/patio is enclosed with fence and mesh, and our 70 acres of parkland ideal for dog walks.
- **Accessibility:** An access ramp, raised toilet seat and grab rails available on request.

- **Bedrooms:** 7 bedrooms. Beds can be zipped to form a double when requested a minimum 7 days prior to arrival.

- **Children's Facilities:** Ball games and fun sports equipment provided in the shared Games Barn. These can be enjoyed both in your private lawns or on the surrounding parkland.
- **Outdoor:** 70 acres of striped Cotswold parkland ideal for outdoor games, walks, picnics and includes a wild meadow with bluebell wood. Private lawns to rear.

## Booking Information

- Payment via Visa/MasterCard debit/credit cards, Amex or Bank Transfer. The reservation deposit is 20% and the balance payable 30 days prior to arrival. Shortly before your stay a £750 security deposit hold (not payment) is placed, and released on departure/subject to inspection.
