Sleeps from 3 up to 16 in a converted barn and traditional cottages

Oak Barn (sleeps 8 +2 sofa beds)

Adjoining Trefaen Cottage (sleeps 3 +cot, dog friendly)

Llysfaen Cottage (sleeps 5, dog friendly)

Offering a tranquil place for all to explore to the beautiful countryside of Crai. These properties are set on the family run organic working farm providing the utmost in luxury with use of a swim spa hot tub, as well as garden furniture.

This holiday venue provides a safe environment from traffic for children to play. Outside there is a large grassed area for relaxing and playing. There's a purpose built charcoal BBQ available at Oak Barn for guests to use. Charcoal not provided.

Oak Barn is a newly built stone barn with an adjoining two tastefully modernised stone cottages. These properties have recently been renovated with a sympathetic mix of old and new.

All of these properties taken together are suitable for large groups or family reunions, with the bonus of separate cottage accommodation for those seeking a little more privacy. Oak Barn is disabled accessible but Trefaen and Llysfaen Cottage are not.

There is a swim spa available for private use of Oak Barn.

## Facilities

- **Dog Friendly:** Up to 2 small dogs are allowed at Trefaen Cottage and Llysfaen Cottage, £20 per dog.
- **Accessibility:** Downstairs areas of Oak Barn are disabled friendly with a bedroom off the entrance hall. Large wheel-in shower/wet room with wash basin and WC.
- **Hot Tub:** Swim spa available to use at Oak Barn.
- **WiFi:** No land line telephone at present and mobile phone service is variable. WiFi internet access is provided.
- **Kitchen:** All fitted kitchens has an American style fridge freezer, electric double oven with hob, microwave, dishwasher, washing machine and a tumble dryer.
- **Dining Room:** There is a spacious dining area where visitors can eat at a traditional oak farmhouse style dining table and chairs seating up to 12.
- **Sitting Room:** There are large sofas in the sitting rooms overlooking the panoramic views of the garden and valley.
- **TV and Music Facilities:** There is a large flat-screen TV with free-view, a DVD & CD player and Broadband and WiFi. Mobile telephone reception is variable but possible.
- **Games Room:** Pool table and board games available in sitting room.
- **Heating and Open Fires:** Some heating is provided through ground-source, some have underfloor heating downstairs with radiators upstairs.
- **Bedrooms:** There are a range of king, double and single beds in all properties. Oak Barn has a double disabled room downstairs.
- **Linen:** Linen, towels, tea towels are all provided. Please bring own towel for hot tub and Swim Spa use.
- **Bathrooms:** En suite has electric shower, WC, wash basin. Family bathrooms has a shower, bath, WC, wash basin. Downstairs bedrooms has a disabled wet room.
- **Children's Facilities:** Various board games available. Outside there is a children's play area with swings, slides &trampoline.
- **Outdoor:** There is a Swim Spa available and there are 12 mountain bikes available for hire on discussion in advance with the owner.
- **Parking:** The is ample parking available to the front, rear and side of all properties.
- **Smoking:** No smoking please.
