The 8 single-storey barns are set in a peaceful rural location, near the stunning Royal Norfolk Coast offering group stays for 8, 10 or 12 +. The indoor pool is open all year. There's also a games room and 2 tennis courts.

The barns are sensitively converted farm buildings set in extensive grounds and surrounded by farmland. All graded 4 & 5-star gold award by Visit England.

The barns offer flexible accommodation with 3 pairs of communicating properties for families to stay together under one roof, or the cottages can be booked separately to retain private breakaway space.

The barns retain many original features including traditional beams, in a courtyard setting. The lofty threshing barn houses a stunning luxury indoor heated pool which is flooded with light in the mornings; ideal for an invigorating early swim and floodlit for a relaxing swim at the end of a fun filled day. Interiors are bright and comfortable and designed for open-plan family living with a relaxed home from home vibe. The cottages have private outdoor terraces opening on to a large fenced paddock where families can gather to play and socialise until the sun goes down.

The barns are close to the beautiful north Norfolk coast and the expansive sandy beaches of Holkham Bay and Wells-next-the-Sea. Burnham Market is just 10 minutes away, great for some retail therapy followed by lunch with celebrity spotting thrown in. There are cycle routes nearby and fantastic restaurants, including Sculthorpe Mill 2 miles away.

## Facilities

- **Dog Friendly:** No pets allowed on the main complex. Up to two small dogs can be accommodated in End Cottage 200 yards away from the main site. See our website info.
- **Accessibility:** Tern and Coot Cottages are on one level and have a wet room style bathroom. May be suitable for wheelchair users. See our access statements.
- **WiFi:** Free Social WiFi access. Mobile reception is poor but there is a functioning traditional red telephone box on site.
- **Kitchen:** Our well-equipped kitchen/dining spaces offer enough space for sociable cook-ins and an opportunity to sample the excellent, seasonal local produce.
- **Dining Room:** Dining spaces have views over the grounds and open directly onto gardens. The Green Room is great for celebrations and can accommodate dining for 20.
- **Sitting Room:** Light and spacious seating areas offer relaxing spaces to get together. Stylishly and comfortably furnished, leading out on to barbecue terraces.
- **TV and Music Facilities:** Flat screen TVs, DVD players, iPod docking stations - supplied in all properties. Large 60" TV screen available in the Green Room.
- **Games Room:** The games room is available to all guests and has tourism information, table tennis and a pool table. There is also a toddlers toy corner.
- **Heating and Open Fires:** Three properties, Wagtail Swallow & End Cottage, have wood burning stoves for cosy winter breaks alongside a conventional central heating system.
- **Bedrooms:** Bedrooms offer a choice of comfy king sized, twin or zip and linked beds. Most king sized bedrooms have space for an additional travel cot.
- **Linen:** Beds are made up for arrival (except travel cots), towels and tea towels are provided for use. Towels are not provided for the pool.
- **Bathrooms:** All cottages feature spacious ventilated bathrooms some with underfloor heating. Tern and Coot Cottages feature level walk-in showers.
- **Children's Facilities:** Travel cots (no linen), high chairs, stair gates, baby monitors, toys in the games room, toddlers corner. Babysitting available by arrangement.
- **Outdoor:** Surrounded by 175 acres of private farmland, 2 acres utility space, 2 all-weather tennis courts, private barbecue terraces, garden furniture.
- **Swimming Pool:** Our luxury indoor heated swimming pool is open all year. The salt dosed pool is suitable for infants and the less mobile. Pool is closed after 7.00pm.
- **Parking:** Ample parking in two on-site car parks. Private parking at End Cottage. EV charging available.
- **Smoking:** No smoking allowed anywhere on site.
