## About The Property

Crepe Farmhouse near West Bay sleeps 17 and is a top of the range, luxury house with large private garden. Ideal for extended family groups or large parties, the house has an indoor pool, sauna and hot tub.

The house has a spacious dining room incorporating a large table and chairs and a separate comfortable seating area centred around the Inglenook fireplace with wood burning stove. There is a sitting room with 42” Panasonic TV with comfortable seating.

The cellar has been converted into a Cinema room where guests can watch Sky TV or enjoy a DVD of their choice. There is also table football and lots of board games to keep people entertained during wet weather.

The kitchen has been thoughtfully designed and we have included an American fridge, a range cooker, two ovens, two large sinks, two dishwashers and ample cupboard space. There is a good selection of kitchen utensils, crockery and saucepans to cater for large amounts of people.

There is a separate utility room with washing machine and tumble dryer and plenty of space for outdoor clothes and equipment.

There is one bedroom on the ground floor with a large ensuite bathroom. Upstairs, there are 7 further bedrooms. All of our bedrooms have zip & link beds so guests have added flexibility in how they choose to use the rooms.

There is a large sun terrace beside the indoor pool with sun loungers, barbecue, large table with benches for outside dining and a brand new hot tub.

The swimming pool has a sauna, changing room and showers and is accessed through a large games room with a pool table and table tennis table.

There is a large walled garden with various seating areas and in addition a lawned area to the front of the house. The perfect spot to put up a marquee for weddings or special occasions.

- **Games Room:** Is located behind the pool house with table tennis and a pool table. In the cellar is a cinema room with 70" Smart TV with Sky and table football.
- **Heating and Open Fires:** Ornamental Inglenook fireplace, wood burning stove and central heating.
- **Bedrooms:** There are 8 bedrooms, 17 beds, 3 with en suite bathrooms. All bedrooms can either have a king size bed or two singles. One bedroom is a triple.
- **Linen:** Crisp white bed linen and towels are provided. Guests must bring their own linen for cots and beach/swimming towels.
- **Bathrooms:** Five bathrooms with a mixture of power showers and baths. Downstairs WC.
- **Children's Facilities:** Two cots and two high chairs, table football, table tennis, pool table and large gardens to play in! Not forgetting the swimming pool and cinema room.
- **Outdoor:** Sole use of heated indoor swimming pool, sauna and Jacuzzi. Walled garden, patio area with seating and gas barque. Separate grass area for marquee.
- **Swimming Pool:** Luxury heated indoor swimming pool with showers, toilet and changing room.
