## About The Property

The Dairy House is a large detached Victorian house located close to the foreshore of Portsmouth Harbour. Offering sea views from the lounge and boasting a super fun games room this property is ideal for family get-togethers, celebrations, reunions and much more.

Each of the 7 bedrooms has a king size double bed which can separate to create 2 single beds if required plus 2 of the bedrooms are 'family rooms' to sleep 3-4 guests.

The 5 bathrooms all have showers and the main 1st floor bathroom is fitted with a large sumptuous corner bath, with all hotel quality linen and towels included.

The kitchen is designed for self-catering and comes fitted with all mod cons, a large range style gas cooker, washing machine, dishwasher, an American style fridge freezer and there is also a second fridge freezer if required.

The downstairs dining room houses a large oak table with 16 dining chairs plus a smaller overspill table and 4 chairs to allow dining for up to 20 guests within one room.

The lounge also comfortably seats 20 with a large picture window to view the goings on in the Harbour and across to Portsdown Hill.

The games room has a pool table with table tennis top, a 50" TV plus Wii and plenty of games to keep all amused for hours.

Finally there is the conservatory off the dining and games room where it is lovely to escape with your morning tea and toast and enjoy the first of the morning sun.

## Facilities

- **Accessibility:** Although not suitable for wheelchair access the 2 double bedrooms and ground floor shower room provide ease of access for guests with limited mobility
- **Hot Tub:** If desired you can hire in a hot tub from our hot tub supplier who are BISHTA registered and certified. (Conditions + Charges apply).
- **WiFi:** WiFi provided at no extra cost.
- **Kitchen:** Range style gas double oven, 7 burner gas hob, American style fridge/freezer with ice maker, w/machine, dishwasher, microwave, 2nd fridge/freezer etc.
- **Dining Room:** Splendid extendible oak dining room table with 16 chairs plus an overspill table for 4 providing seating for up to 20.
- **Sitting Room:** There is also seating for up to 20 within the large lounge.
- **TV and Music Facilities:** Large flat screen TVs in the lounge and dining room plus a 50" TV + Wii in the games room for bundles of fun. Music systems in games room and lounge.
- **Games Room:** Super fun ground floor Games Room leading out onto the garden with pool table, table tennis table, 50" flat screen TV and Wii and plenty of games.
- **Heating and Open Fires:** Fully gas central heated throughout plus safe touch fire within lounge. Feature fireplaces in living and dining areas and one bedroom.
- **Bedrooms:** 7 beautiful double bedrooms sleeping 16 with choice of either king doubles or all singles. Optional extra guests on bed chairs and sofa beds.
- **Linen:** Superior hotel quality crisp white cotton bed linen and fresh white towels for each guest provided plus a mid term cleaning service is available.
- **Bathrooms:** 5 high spec bathrooms with quality fitted showers plus sumptuous corner bath to main bathroom. Shower room to ground floor.
- **Children's Facilities:** Stair gates, travel cots and high chairs are available on request at no extra charge but guests are requested to bring their own bedding for cots.
- **Outdoor:** Garden with sun loungers, table and chairs.
- **Swimming Pool:** Unfortunately we do not have a pool but do have a pontoon under a minute from the house which you can jump off or dangle your feet in the water.
- **Parking:** Off road parking to front and rear of property for 5 vehicles or boat and non permit, non metered parking on the road.
- **Smoking:** For the comfort of all guests the house is non smoking inside of property but ashtrays are provided within the gardens.

## Booking Information

- The price quoted is for up to 16 people, plus we can accommodate a few more people within the bedrooms on John Lewis bed chairs, futon style bed cubes or the 3 bed settees we have within the lounge, if required.  Additional guests over 16 are charged at a rate of £50 per week/part week, per head, or we charge £25 per set of extra linen requested.  Prices vary throughout the year so please feel free to contact us with your requested dates so we can provide you with an accurate cost. Our recognised check in days are Mondays and Fridays.
