Dale House is a beautifully refurbished farm house situated on the outskirts of the pretty village of Litton. Set in it's own grounds and surrounded by wonderful views this property is perfect for large group and family gatherings looking for a peaceful retreat.

It's location is slap bang in the middle of the Peak District National Park makes Dale House the perfect base to explore the wonderful sights and attractions the Peak District has to offer. The attractive village of Castleton, famous for it's Blue John mines and caves, is nearby as are the picturesque market towns of Bakewell and Buxton. Some of the Peak District's best walking routes can be found near to the property; from the doorstep you can walk to beautiful Litton, Millers, Tideswell and Cressbrook Dales.

This spacious property oozes country charm and with two sitting rooms, both with the luxury of a log burner, there is plenty of space to relax and unwind after a fun-filled day exploring the Peak District. The impressive dining room runs length ways through the centre of the property and provides a great central hub for large groups to socialise together.

There are twelve large luxurious bedrooms (ten in the main house and a further two bedrooms in Dale Barn located next to the main house) which have been carefully considered and all have the option of being a twin or double. Many of them also have bunk beds allowing for the greatest flexibility in sleeping arrangements as we realise that groups come in all shapes and sizes.

Dale House is a fantastic venue for groups wanting relaxed stays, a family gathering or even a business group looking for something a little unusual. One of its greatest assets is the garden, stretching around 3 sides of the house, where there is plenty of space for ball games and maybe even a game of hide and seek!

## Facilities

- **Dog Friendly:** We welcome pets but we do ask for them to be kept out of bedrooms and off soft furnishings.
- **Accessibility:** Unfortunately the property is not suitable for disabled guests.
- **WiFi:** Free WiFi in the main house.
- **Kitchen:** Wonderful fully equipped Shaker style country kitchen to make catering for large groups as easy as possible. There is a large integral double fridge.
- **Dining Room:** The formal dining room is the central hub of the ground floor with 3 long refectory tables and chairs providing dining space for up to 26-30 guests.
- **Sitting Room:** There are 2 lovely sitting rooms, both with a log burner and plenty of comfy seating.
- **TV and Music Facilities:** There are 7 TVs with freeview located throughout the property, 5 in the main house (3 of these have a DVD player) and a further 2 in Dale Barn.
- **Games Room:** External games room with pool table and darts board.
- **Heating and Open Fires:** Two log burners, one in each lounge. One complimentary basket of logs supplied upon arrival.
- **Bedrooms:** 12 bedrooms, 10 in the main house and a further 2 bedrooms in Dale Barn next door to the house. Option of double or twin beds throughout. 9 en suites.
- **Linen:** Linen and towels included.
- **Bathrooms:** 12 bathrooms in total including 9 en suites and 3 shared bathrooms.
- **Children's Facilities:** Child/family friendly accommodation - cots/high chairs available. Great outdoor space perfect for kids to run around and play!
- **Outdoor:** Large garden surrounding the house; to one side is a long flat lawn perfect for games, to the rear is a fabulous patio area with outdoor seating.
- **Parking:** Large spacious parking area for 12-15 cars.
- **Smoking:** Please no smoking inside the house.
- **Electric Vehicle Charging:** 22KW electric vehicle charging station, located to the right hand side of the games room entrance in the car parking area.
