## About The Property

10 self contained holiday cottages sleeping up to 35 in total (plus infants in cots):

2 cottages sleeping 5

All cottages have room for 1 or 2 cots. We also have 5 additional single beds available.

Additional camping on site if required.

Pets are welcome in 7 of the 10 holiday cottages.

A former equestrian centre, Deanwood Holiday Cottages are mainly arranged around a central courtyard. The cottages are only a few steps from each other, making them ideal for groups of friends and extended families (no stag or hen groups). All the group is close by and yet each has their own private space to retreat to.

In the Event Centre, function rooms are available to hire, ideal for large group dining, activities and meetings.

The cottages are welcoming all year round with full central heating included. Kitchens are fully equipped for self catering with full size appliances. All bed linen and towels are supplied and beds are made up ready for our guests.

Cottage guests are welcome to enjoy the spacious grounds. The Paddock is a large lawned area where you can enjoy a family picnic or barbecue, challenge your group to a game of football or rounders, or just quietly relax and listen to the birds. Adjacent is an enclosed play area for young children, with a play train and Wendy House.

The Forest of Dean borders the grounds, and walkers and cyclists have direct access into the forest. Dogs love the miles of interesting paths waiting to be sniffed out! The Forest of Dean is a great cycling area for all abilities - bring your own bikes or hire locally. The Family Cycle Trail follows an old railway track for much of its length and there are also many graded downhill trails for the serious mountain biker.

The Forest of Dean is sandwiched between the Severn and Wye Rivers. River trips, canoe, kayak hire and stand-up paddle boarding are all available under 10 miles from our cottages. The Nags Head RSPB Reserve is in the next village. Many interesting birds, such as the crossbill and red kite, have been spotted locally. There is no shortage of places to visit: caves, heritage centre, castles, NT properties, craft centres.

## Facilities

- **Dog Friendly:** Dogs and cats are welcome in 7 of our 10 cottages (living areas only, not bedrooms).
- **Accessibility:** Squirrel Cottage has a ramp to the front door. Level inside. Walk-in shower. Grab rails in shower and by toilet. Raised bed, sofa and toilet pan.
- **Hot Tub:** In The Cottage garden. For group bookings there is a surcharge for extra maintenance if booked.
- **WiFi:** Fast fibre broadband to site. Free WiFi in every cottage. Mobile phone reception OK outside.
- **Games Room:** Function Room for table tennis and table football available to hire. Sports Hall also available at certain times of year - ask when booking.
- **Dining Room:** Dining table/fitted breakfast bar, with dining chairs in each cottage. For communal dining, large groups can hire the Function Room.
- **Sitting Room:** Each cottage has comfortable sofas and armchairs, TV with freeview and integral DVD player, games and books for children and adults.
- **Kitchen:** All cottages have electric oven, gas hob, fridge, microwave, kettle, toaster. Washing machines, dryer and irons in communal laundry (no charge).
- **TV and Music Facilities:** Each cottage has a TV with Freeview and integral DVD player in the lounge.
- **Heating and Open Fires:** All cottages have full central heating by radiators. Each cottage has its own thermostat which you can set to your liking. No additional charge.
- **Bedrooms:** Total number of bedrooms: 10 double, 1 single, 4 twin, 2 triple with bunk beds and single bed.
- **Linen:** All bed linen and towels included. Also kitchen towels: tea-towel, hand towel, oven gloves, scourer, dishcloth.
- **Bathrooms:** All 10 cottages have their own bathroom: 8 have a shower over bath, 2 have a shower cubicle, Squirrel Cottage has an easy-access walk-in shower.
- **Children's Facilities:** Books and board games in each cottage, Paddock for ball games, under 6's outdoor play area. Travel cots, highchairs and stair gates available to book.
- **Outdoor:** Each has a patio table and chairs/bench. The Cottage has own enclosed garden. Lawned communal grounds for games, BBQs, picnics. Dog walking field.
- **Parking:** Free on site car park close to the cottages. 3 cottages have parking right outside the door.
- **Smoking:** No smoking inside the cottages or Function Rooms. There are ashtrays provided on the patio tables for smoking outside.
