Holiday Rental for Groups of Families and Friends. Derwent House, Matlock, Peak District, Derbyshire, sleeps 6 - 12 in 6 bedrooms.

Derwent House is ideal for up to 12 guests. The layout of the house allows for socialising together, while providing space for all in the varied living rooms. The house is ideal for extended family groups, friendship groups and gatherings for special occasions.

Derwent House is available for short breaks and longer stays throughout the year. Our aim is to provide a welcoming place to stay, with high quality furnishings and well-equipped to meet the needs of large groups. All our prices are fully inclusive. Breakfast can be provided if required.

Within short driving distances are attractions to suit all tastes: walking and climbing throughout the Peak District, historic towns and villages including Bakewell and Buxton, historic houses such as Chatsworth, Alton Towers and much more.

The ground floor of Derwent House has 2 lounges, a Georgian style dining room ideal for a special occasion, a large well-equipped kitchen with additional dining seating and a utility room. The kitchen has ample cooking facilities for large groups including 2 ovens, 7 gas burners and a large fridge. The utility room houses laundry facilities.

The stairs, with original Georgian balustrade, lead to the first floor on which 4 of the bedrooms are situated. The king-size master bedroom has an original Georgian fireplace. Opposite is a twin room with views over Knowleston gardens and an en suite shower room. Towards the back of the house are 2 further double en suite bedrooms. The large Victorian-style panelled bathroom with free standing bath with hand held shower is on this floor.

On the second floor are 2 further bedrooms, a large twin with views over Knowleston Gardens, and a double room with en suite shower room.

Outside is a courtyard area with ample seating for guests which provides a place to sit and relax during the day or for an early evening drink. The house faces onto Knowleston Gardens and is next to the award winning Hall Leys Park, with boating lake, play area, cafe and other facilities.

Large oak-panelled light dining room with bay window and oak table seating 12 people. An ideal place for a special meal.

Sitting Room

2 sitting rooms. The front room has television and audio facilities. The snug is ideal to sit and chat and looks onto the large kitchen.

TV and Music Facilities

Television and stereo system in the main front sitting room. A bluetooth speaker is provided in the dining room.

Heating and Open Fires

Central heating and wood burner located in front sitting room.

Bedrooms

6 individually styled bedrooms, each with drawer and wardrobe space.

Linen

Bed linen and towels provided for each guest. Tea towels are also provided.

Bathrooms

Victorian style main bathroom plus 4 en suite shower rooms and additional WC/hand basin.

Children's Facilities

Cot and high chair available. Stair gates fitted at top and bottom of the main staircase.

Outdoor

Enclosed courtyard area at rear of house with seating, table and varied planting. The house is next to the green-flag award winning Hall Leys Park.

Parking

Parking is available on road in front of the house. During the day cars come and go but spaces become available regularly if it is busy.

We offer a flexible number of nights and arrival days

Our guests use Derwent House for a variety of reasons. To accommodate this, we offer a flexible number of nights and arrival days throughout the year. Due to the size of the house, we have a minimum stay of 3 nights.

    1. Stays of 4 nights or more – we offer a discounted nightly rate as detailed on our booking calendar
    2. Midweek 4-night stays arriving on a Monday – we offer 4 nights for the price of 3 as detailed on our booking calendar (excluding the festive period)
    3. Arrival day – your stay commences from 4 pm on your arrival day
    4. Departure day – please vacate the house by 10 am

Breaks can start on any day and cover between 3-7 nights. There are separate rates and stay lengths for the festive season, as detailed.
