Drylaw House, Edinburgh, Scotland, sleeps 10-24 in 10 bedrooms.

Drylaw House makes the perfect setting for a family holiday or celebration, a hen party, anniversary or a big number birthday. With two kitchens entertaining is easy, whether you choose to do this yourself or use one of our recommended caterers. Accommodation is spread over three floors, offering plenty of space. It would be easy to spend all weekend at the house, but the delights of both Edinburgh New and Old Town are just a few miles away, by car or taxi, or there is a bus stop at the end of the long private driveway. A large local shopping centre with several food stores, including an M&S food store, is a mile away.

The grand entrance hall leads through to the formal drawing room and then into the dining room with doors to the patio and gardens beyond. Through the dining room is the main kitchen leading through to the TV room with a large flat-screen TV and a selection of games and books.

On the first floor is the master bedroom with a king-size bed and en suite shower room, and this leads onto a further en suite bathroom which may be locked to provide separate access to service the other two rooms on this floor. There is a twin room, shower room and large bedroom with a king-size bed and two single beds.

On the second floor, there is one bedroom with zip and link beds, a king-size double room, house bathroom with a bath and shower over bath. Also, a twin room with an en suite shower and a large bedroom with a king-size bed and a single bed and an en-suite bathroom with a large shower and freestanding bath.

On the lower ground floor level are two small double bedrooms and a bedroom with zip and link beds and single bed. There are two shower rooms and a TV room. Also located on this floor is a smaller dining room with a table and chairs for eight guests and a second kitchen with a fridge, oven and ceramic hob, microwave and washing machine. Doors lead to the courtyard, offering a secluded hot tub, sauna, steam room and outside bar area with glassware and drinks fridge.

The house sits on five acres of grounds, with a round grass lawn at the front and extensive gardens to the rear, as well as a kitchen garden and children's outside Wendy house.

Facilities

The main kitchen offers both a traditional Aga as well as an electric oven and combination microwave, 2 dishwashers and several fridge/freezers.
The formal dining room seats 24 guests on two tables and the small dining room on the lower ground floor can seat eight guests.
The formal drawing room on the ground floor enjoys views over the front and rear lawns. There are two TV rooms on the ground and lower ground floor.
There are two TV rooms and a docking station available.
WiFi is available and included in the rental.
There is an oak-panelled snooker room located on the first floor.
The house has central heating throughout as well as an open fire in the drawing-room.
10 bedrooms: 4 doubles, 2 triple rooms, 3 twin rooms and 1 room with a double and 2 single beds.
All linen towels and towels for the spa area are included.
3 house shower rooms, 2 house bathrooms, 2 en-suite shower rooms and 1 en-suite bathroom.
No specific facilities.
Selection of books and board games are available.
A large expansive lawn and patio area with table and chairs and BBQ. Spa courtyard with hot tub, sauna, steam room and outside bar area with fridge.
There is no pool.
Parking is available for approximately 10 cars.
This is strictly a no smoking property.
We regret we do not accept pets.

Location

Drylaw House sits within a walled garden covering 5 acres. The house is easily accessible to Edinburgh airport and both Edinburgh New and Old Towns are approximately 3.5 miles.
The centre of Edinburgh is approximately 3.5 miles.
There is a large shopping complex with several supermarkets including a M&S food hall just 5 minutes drive from the house.
There are many restaurants to choose from in either the old or New Town, approximately 3.5 to 4 miles from Drylaw House.

2 night minimum stay. All bookings are subject to a security deposit amounting to £750 which will be pre-authorised to a debit or credit card 2 weeks prior to your arrival.
