Dukes Farm's soaring views and favourable aspect make a memorable venue for family gatherings and friends' reunions. Facing south-west to the mountain, we have planted a vineyard below the terrace to distil our sunshine into wine - a touch of Tuscany!

It is scenic & tranquil, yet, with a heated games room, large sunken trampoline and traffic-free position, is particularly suited to family parties with teens and children who can safely run from barn to barn and play outdoors. Pets are also welcome for £20 extra.

Each barn is different in character, but all are fresh, stylish and well-equipped. We aim to provide all but your food: dry wood, bedlinen, towels, cleaning materials, kitchen & bathroom basics. The open plan floor of the Swallow Barn creates a splendid vault of light and space with ample seating and dining for a party of 15+.

Swallow Barn sleeps 8 in 4 bedrooms: 2 en-suite double rooms, and 1 double and 1 twin bedroom up a separate staircase with shared shower room.

The Granary sleeps 5 in two heavily-beamed ground-floor bedrooms with shared wet-room, extra WC, and charming first-floor living kitchen.

The Goose Cottages sleeps 2 in romantic seclusion with a mezzanine bedroom above cosy living space and ground floor shower room.

Each property has a large flat-screen TV, DVD and CD player, with MP3 ports and iPod docks. Swallow Barn has a 65" Smart TV for streaming and gaming. All properties have fibre broadband. The properties share a large library of movies, games and toys, plus a wealth of visitor information and amenities: games room and trampoline apart, there are walks from the door over 130 acres, maps & guides to intriguing towns, good eateries and historical gems nearby. Food from excellent local chefs can be pre-ordered and delivered hot. We've tried to think of everything!

- **Games Room:** Large heated games room with table-tennis, pool, bar billiards, table football, dartboard (bring your own darts) and daub wall.
- **Heating and Open Fires:** Prices include unlimited dry hardwood logs for the large wood stoves. Also underfloor heating & radiators.
- **Bedrooms:** All double beds are 5 foot king-size. All have high quality mattresses, oak cabinets and country character. Mountain views from most beds.
