Barn Cottage: sleeps 4, one king sized double, one twin.

Low Barn: sleeps 4, one king-sized double, one twin

West: sleeps 4, one king-sized double, one twin

Studio: sleeps 2, one double

Farm: sleeps 2, one king-sized double.

East Briscoe is an ideal location for all sorts of groups. The pool-house provides a great place to socialise, either relaxing in the hot-tub or pool, or enjoying a get-together in the games room. The accommodation, spread between the 5 adjacent cottages, means that guests have their own space too.

The cottages are 2 miles from the picturesque village of Cotherstone which has 2 pubs, a village shop and post office and an excellent play park as well as scenic walks along the River Tees. Six miles away is the market town of Barnard Castle which has interesting shops and cafes as well as the ruined castle and the amazing Bowes Museum. Teesdale also boasts High and Low Force waterfalls, Raby Castle and is fantastic walking and cycling country. Nearby, Bishop Auckland is host to the new Kynren open air live action spectacular in the summer.

## Facilities

- **WiFi:** Free WiFi throughout. Reception for EE, BT and Vodafone mobile networks.
- **Accessibility:** Low Barn Cottage is accessible to wheelchairs. The bathroom in this cottage has a shower above the bath.
- **Dog Friendly:** Pets are welcome in Studio, Barn and Low Barn Cottages. There is a pet fee of £12 per animal.
- **Kitchen:** All cottages have a fully equipped kitchen including dishwasher, fridge/freezer, oven and gas or electric hob.
- **Dining Room:** The dining room in Barn Cottage can seat up to 10 people. 16 or more people can be seated in the games room area for a meal.
- **Sitting Room:** All cottages have a sitting room with TV/DVD. Farm Cottage has an open fire.
- **TV and Music Facilities:** Quality Bluetooth speaker system in the games room.
- **Games Room:** The newly finished games room has beautiful views, pool, table tennis, air hockey and is ideal for a party. Free WiFi available.
- **Heating and Open Fires:** All the cottages are centrally heated via our biomass boiler. Farm Cottage has an open fire.
- **Bedrooms:** Barn Cottage, Low Barn and West: each has king sized double, twin.

Studio: double.
- **Linen:** Bed linen and towels are provided.
- **Bathrooms:** All cottages have bathrooms with a shower over the bath. Low Barn and Studio have grab rails.
- **Children's Facilities:** There is a children's play area with trampoline and play system.
- **Outdoor:** Each cottage has an outdoor seating area. To the front there is a lawn with picnic benches. There is a children's play area which also has a barbecue.
- **Swimming Pool:** The 14ft pool has a current to swim against which is also fun for children to play in.
- **Parking:** There is space to park up to 12 cars (more can be accommodated if necessary).
- **Smoking:** The cottages are all non smoking but smoking is permitted in the garden.
